Covered floor space: 244 sqm indoor (2 storeys) + 136 sqm outdoor (garage, veranda) = 380 sqm total. What is the building cost per sqm in 2008? Why not go and visit some moobaans and ask them how much a house that is similar in size to yours costs. If an architect made your plans, they should be able to give you an idea about price and refer you to several contractors who could bid the job. The house is a normal ferroconcrete post+beam frame structure filled in with brick, flat concrete tile roofing (220 sqm to be covered), concrete stairs, 16 windows, 6 sliding/hinged glass doors (wooden frame), 12 interior doors (wood) three bathrooms, Terracotta tiles on the first floor, hardwood parket on the second. While I will ultimately have to get specific quotes for the house from builders, it would be interesting to know if any other members have built in Chiang Mai recently and what they have budgeted per sqm (or sqf if you are American ). Cheers, CMX Present rate for thai build is 10,000 using decent but not A grade, tiles etc, find yourself a farang led crew and pay 12,000 plus worth the extra. good luck.
