Anyone been onsite lately for updates. I found a lovely SS website but pic were from 2 months ago.

i was on site about two weeks ago there has been a lot of work completed was the most i have seen done there in a very long time.

have unit in b section and a/c and most of my room was done plus carpark was nearly complete.

was told they are hoping by end of year to be complete if work stays at this pace it could be done

I purchased "invested" 1.5M thb in a Suan Sawarn resale unit from East Coast Real Estate over 2 years ago. Now I have contacted the developer TAG group as well as East Coast Real Estate and they do not even respond to emails. I cannot get a status and completions dates are pushed out continuously. I do find it quite unethical that East Coast Real Estate continues to promote and sell Suan Sawarn units on their website yet they do NOT respond to current customers. Please keep this in mind if considering Suan Sawarn or any of the TAG properties. Seems they are in disguise under ZEN in the Park as of late.

Anyone bought in Suan Sawarn ? If so what is the latest projected completion date?

It was originally November/December 2008,but things change !

I bought a couple there. Think they are good value and an unusual design which makes them interesting. I feel they will offer good rental returns. For sure they will be late in completion but then I've never seen anything complete on time down here. If it is completed with 6 months delays that would be normal. I think over the next few years these low budget, entry level buildings are the best buys and will offer re-sale potential as well. Not everyone can afford 100,000 baht per sq.m++++

Same bullshit, new date. Not one of my questions were anwered seriously. Not a single worker on site.

Told you this already on the 12th, so you could have saved some time.

I also can tell you now already what the next update will be.

Oh oh. This topic is 2009 and people still waiting? I will visit their showrooms next week. I got an offer from a farang who obviously wants to panic sell his unit for a fairly good price. The real estate agent has told me completion by December 2012. I will have a look at the buildings. My girl friend told me that the buildings look fairly advanced in completion. However this seems like a very very risky bet here. I will keep you folks updated. Personally I like the rooms but Understand when people want a little more privacy. Cause that is hardly given.^__^

Update on Suan Sawan: I went there last week and this week. On both days no workers were there. It looks fairly advanced however not much progress when I look at the pictures. Real estate agents promote that completion will be December which I can confirm to be a scam. Even if work would resume normally I just dont see it.

The showroom from the 33m2 unit ist okay. However I have to warn anyone who does not like a fancy lifestyle because the rooms sure are unusual.

The area seems to be getting very nice inside suan sawan however the drive there is horrible. The location kinda depresses me. Not sure why, just my opinion.

I bought a condo now on Pratamnak Hill. Hill resort. 1.3 mil and I just moved in. Love it and I am happy as a panda. My real estate agent also warned me of suan sawan and that I should never consider it. She considered another 2 years for completion as realistic. I must say she seemed fairly honest...as far as this is possible in this industry.

If you get someone to fire sale suan sawan for 700k you might consider the purchase. (there are currently offers close to this price) Anything else would be very very risky.

Good luck to all holders. New buyers better stay away. All my opinion of course. Good luck people. I am going to my pool with beach view now! Yay!

March 2013 really? What building A, B, C or D? Hard to see unless they actually start working again and showing some progress. The few jokers they have working there fail to return any response to existing buyers and claim they are waiting on city hall land office direction. Anyone with pics or more update information please share.

Hi,

I have been at the project on Sep 24, 2012. It was deserted, not even the watchman at his place (see pic) I could roam the place freely, nobody there to stop me.

It was essentially the same condition as some months ago. Weird, there are many air conditioners installed and the building in the back has even the furniture in place.

BTW, the pic with the window and lock mechanism shows you the security you will have if you bought a ground floor unit. A simple 2mm aluminum hook, and no real way to place your own lock.

I was also there last week and I would take the 'March 2013' completion with a barrel of salt. There has been little significant progress that I can see since my previous visit in December 2011, and as others have said, there are currently no workers on site. Building A is just about complete and some basic fitting out has been done, B & C are probably watertight but not fitted out - they are used for storage, and buildings D1 and D2 are far from complete - D2 is still little more than a concrete shell.

Sorry this was just what I have been told...by a real estate agent since I bought a condo somewhere else I did not ask for specifics. She was not concrete on which buidling so I took it that everything will be finished by then. I should have added the comment that this is complete BS.

Even people who like risks: Better go to the casino. Even if the condo will be finished I somehow cant see the value. The ground units are outrageous. Seriously. Outrageous is all I can say.

I bought an old 42m2 studio on Partamak. I renovated it super nice and after all my efforts I have to return home. Life aint fair. Cant wait to come back.

What is the best price/discount that can be obtained?

Also, I sa an advert stating that the condo is sold as a company. If I understand correctly, the condo is not freehold (foreign property title) ?

That will mean that the ad you saw was a unit in the Thai quota ( outside of the 49% foreign allowed quota) and need to be registered in either Thai name or company name.

No progress since my last post. "Bangkok City smart" as far as I remember correctly (or mabye it was Pattaya Realty) had an offer for 1050000 THB. The seller was willing to go down to 900 k and at the current situation he might even go lower. (note that the total cost would be 900 k and not the initial deposit) The unit was in foreign name. It is in building B however I have not been informed which floor number. If located on the ground floor level I cant imagine any higher value than 600k as the units are out of this world. Anything in the uper range could be worth a shot. However the progress has stalled. (update 3 days ago)

Before buying in Suan Sawan I would first rent it a couple of months and then consider buying. I can assure you that there will be plenty of sellers around even after construction. It is more like living in an office building. Not suitable for everyone.

Hey whats up mate!

You are welcome with regards to the Suan Sawan update! Hill Resort is pretty okay in my opinion. The condo is fairly old whatsoever. It has a lovely pool with great sea view. The place is very quiet however I only have seen low season. Security is also pretty okay.

A couple of downsides however: The maintanence fee is pretty pricey (12k THB / year) In my opinion its quiet overpriced as they are pretty lazy in taking care of public facilities...toilets for example at the pool. This includes TV thou.

Most of the rooms are very old...more like a hotel in the 80ies. I bought my room (42m2) for 1.3 mil with transfer fee included and had to invest another 200 k for renovation, computer, brand new kitchen, awesome flat screen etc etc. It has sea view but it is only 3rd floor. Even the better rooms look old. Expect a total renovation anyway to get that old school feeling out.

It is also supposed to be a hotel. However for a good hotel (as it is advertised by a very famous tour agency) it definetly can not keep up with a golden standard.

Most condos I see for sale range in the 1.7-1.9 mil area. (42m2 units) This is way overpriced imo. Anything in the 1.5 mil range is a good buy. Pratamnak area has gotten pretty pricey :/ But since I hate the city to live in it was worth the price.

Administration is extremly nice to me. They helped me a lot. However I heard also bad stories where the boss can be quiet a cun_t.

They have a homepage but it looks like from the stoneage of the internet. I picked out some hotel advert page. Maybe it has some info that interests you:

There are some units for sale at "blue vision agency". But again: If you go for studio try to keep it below 1.5 mil.

All the condos are cleraly above 1.5 mil. However my unit was adverted as 1.6 in the beginning. You can get them down a lot.
