New House Registration At Land Office

Say you buy a newly built house off a developer (he obtained the building permit) and you go to the land office to perform the land title transfer, you declare the house transfer too and pay the due taxes. Does this automatically make the house registered as a separate entity to the land ?

Or can you do the above process and leave the house un-registered and just have the land title which includes everything thats sits on it ?
