How High, Can You Build?

Does anybody has a clue about, where are you allowed to build, how high?

There is a free magazine - Samui-Phangan Real estate which gives a useful guide to the Regs. Jun/Jul issue is on p.88.

However, although height restrictions are given for buildings certain distances from the beach, these are, as you would probably expect often ignored, particularly in villages such as Bhoput. Depends who you know.

Nice one!

That's just rconfirming my thougts about the real "law" here on Koh Phangan. Lawyer or not, if the others have the cash, you can't do anything, right. :o

absolutely right!!!

the building code including hight restriction is governed by a few laws and acts.

the final building permit takes into considertation the ministerial regulation, building control act, and the city planning act that includes the zoning .

some zones you can build high and some zones you cant, the distance from sea front is also a factor.

the zone regulation also determine the usage you are going to do with the building.

rumors are that the environmental office is about to pass further restrictions on hight and size in some areas such as KPG that has been declared a green island and environmentally protection zones.

it would be a very wise idea to get advise in the tae saban.

regarding the building permit he will have to see them anyway and will let him know - no problem!

unless some juggling "builder" is involved and gives nothing but promises - BEWARE!

What about the 7 story condo being built on the hills at Ban Tai,large codo structure on Bophut hills. I thought there was some height restrictions on mountain side too .Imagine the runoff? Destabilising the griund, one day we are going to have some landslides.

I was told some time back, that some villages on the island are exempt to height restrictions on the beach,these are from memory, Hua Thanon,bophut,Nathon.
