Regent Apartments...they Have Stripped Everything

Some contractor did a very nice job, covering the project in blue fabric but it now appears the cranes have been removed(again) and the place abandoned.

Why do people buy off-plan when there are more than 5,000 empty condos to view I wonder?

Not a purchaser, but if I was to guess, probably due to its location and potential re-sale long term rental prospects.

As I rightly mentioned a few months back, this project is doooomed. Forget about the completion, try and get back you MONEY!

But how realistic is it that the contractual right to getting your deposit back (with or without interest) can be enforced in any reasonable timescale - even though the project owner Gr Asset is still around ?

Does anyone have actual experience of such a thing with this company ? And if so can they recommend means or lawyers effective for the purpose ?

Is there a resale market for condos in this company's unfinished projects - Regent and The Sails ?

The new owner of the project (and Grande Asset) is Kaewjai Phaoenchoke (McDonald). They are focusing on the hotel and resort businesses, expanding from their existing luxury-car business: EuropeThai Car Rent. Kaewjai is a daughter of Vichien and Pranee Phaoenchoke, who founded Thai Rung Union Car, which has been doing business in the automotive industry for forty years.

Any one out there know what the typical commission is for a realtor? Also do they work for the better interests of the buyer or do they collaborate with the seller's agents to preserve a higher price? Finally how much of a discount should be offered to a seller or a developer? 10 to 20% of the asking price?

I live in Trendy condos across the soi from Regent, for the last 3 weeks the crane has been working everynight.

They have been stripping everything that is not bolted down.

Dozens of trucks have been loaded up each night with metal door frames, all scafolding on site, metal beams by the truck load, even PVC piping has been carted away.

ALL IN THE DEAD OF NIGHT!! away from preying eyes. They start about midnight and finish about 5am.

Looks like everything of value has been taken off site.

perhaps like his screename suggests, he should re-visit whoever game him his lasic eye job for a refund or maybe he took avail of all those new offers that property companies are going to market with...you know the ones..

Buy one condo and get a free 50inch LCD TV and free laser eye surg.

are you sure about that? I thought Grande Asset were still the owners!

And I can find no hint of this new ownership on any of those sites or google. Would have thought the papers would have mentioned it too.

I see The Sofitel at soi 15 is nearly completed. When is id due for opening?

you can make a reservation to stay at that Sofitel starting August 1st.....I suspect they will start clearing out the vendors right in front of the hotel around July......

you can make a reservation to stay at that Sofitel starting August 1st.....I suspect they will start clearing out the vendors right in front of the hotel around July......

What if the street vendors don't want to leave? Look at the Master Centrium Asoke condo. The project is completed, and the noodle vendor in the front is there to stay. Steet vendors do not invade private properties, they are on public sidewalk.

The strange bit is the walk way from villa to soi 13 also has stalled. A whole bunch of new shops and a proposed restaurant have stopped in their tracks for 6

months now. All a total mystery. On a brighter note The Trendy is filling up rapidly

are you sure?? The Bangkok Post reported today that Thai Rung Union acquired The Trendy offices from Grande Asset (but no mention of it acquiring the next door Regent premises)....

Trendy Office offers value rents

Sinthoranee Property Co, owned by the Phaoenchoke family that founded Thai Rung Union Car, will launch two office buildings in Bangkok, and a hotel in Phuket, this year. Up to another three resort projects are in the pipeline over the next two years, said CEO Kaewjai Phaoenchoke McDonald.

''We don't set an annual investment budget,'' she said. ''We make our plans depending on the opportunities that come to us.''

''We are not an aggressive investor. We use our own funds to finance about 70% of every project we get into.''

Sinthoranee is in talks to acquire and renovate an office building on Phahon Yothin Road, which it plans to launch by the second half of the year.

Last month the developer launched The Trendy Office, a 20,000-square-metre project in Sukhumvit 13, worth 1.9 billion baht, which it acquired from the SET-listed Grande Asset in late 2006.

The Trendy Office will charge monthly rents of 420 baht per-square-metre, significantly lower than than the 500-600 baht charged nearby. It will use value pricing as its main marketing strategy to attract customers relocating from other offices because of high rents.

The company expects to yield a 60% occupancy rate by the end 2009.

Center Estate, the company's brokerage subsidiary set up six months ago, is the sole agent for its first office building.

Mrs Kaewjai said Sinthoranee also plans to expand its brokerage business to other locations including Pattaya, Samui, Phuket and Hua Hin, where the firm will launch up to three resort projects over the next few years.

''Center Estate will enter London this year as the UK market knows Thailand very well. We will co-operate with a UK-based agent that we are currently in the process of selecting,'' she said.

The disgusting Miami Hotel facing "the Regent in fantasy" sure will be there forever. And don't forget its famous outdoor pee cornor ....
