August 3, 200817 yr Check your local consulate or embassy and explain the situation. In some cases, they may be liberal enough give you a single entry O visa good for a 90 day stay. Visiting your condo isn't a standard reason, but it wouldn't hurt to ask. BTW, tourist visas are good for 60 days per entry. Perhaps you are in Spain, but in the UK and US, consulates are often more open minded than the Thai embassy. Edited August 3, 200817 yr by Jingthing

Define regularly, define extended. If you are under 50 and not married to a Thai, your options realistically are pretty much limited to tourist visas.

I am under 50, not married to a Thai, but may want to spend various stays of max 3 months each time, but maybe more than 3 months in total per annum. But what if one year I wanted to stay more than 3 months ?

People who have lived permanently in Thailand with so-called back-to-back tourist visas have sometimes been told by a Thai consulate in the region that they should not come back to the same consulate for more visas.
