Having lived together for 2 years now in Thai, [no breaks] are we classed as man and wife?

And if so, is 400,000 bht in my thai bank and the GF earnings from the farm and salon [exceeding 40k registered buisness] good enough to renew my retirement visa?

No on both counts, the marriage has to be legal and registered, and the retirement extension requires 800,000 Baht in an account or 65,000 baht per month income.

No. One of the requirements for the marriage extension is the marriage certificate.

Ok, will try again, we are not married, i have yellow house book, and we have been living together for 2 year now, im here on a retirement visa,

Can i extend my retirement visa with 400k and proof of GFs earnings ?

You need 800,000 Th baht in a bank in Thailand or an income of 65,000 per month, or a combination of both. The GF's income plays no part in the renewal of a retirement visa. Thailand does not recognize de facto/common law relationships.

Does this have to be a Thai marriage certificate or will a foreign certificate do (obviously with notarised translation)?
