I am writing this as an announcement to the ex pat community/their friends and relatives. As a long time resident of this place at Soi 1 and Beach Rd. I wanted to alert the unwary who might be seeking a new place or who have visitors coming to Pattaya not to stay at the Markland. This dump is 5 years past the need for renovation, shabby, not always clean, gym with broken down equipment, broken Jaccuzi, almost no English by anyone from reception thru maintenance.

Services mainly tour busses & some have cancelled as they are doing very noisy work in the hotel itself, ( sounds like several people hitting steel pipes every day). Rumor has it that the in hotel work will be for a year or more. Additionally a new building, reputedly a Holiday Inn, is going up next door and they work 7 days a week, often 24 hours a day = incredible noise ! This work to continue for at least anothe 6 months. Electric fails frequently and they have an on going extermination problem.

I am stuck with a long term lease but, at no little expense have to consider moving. Which is more important - money or sanity ? I will be looking for either a large studio or 1 bedroom for my wife and I - 2 to 3 year lease

Sounds like a lot of the 10-year-plus condo buildings in Pattaya.

I'm renting in an 18-year old condo building in Jomtien, and there is very noisy building work on both the front and back sides. Now they have decided to refurbish all the f*cking corridors, so as well as the external noise there is a ridiculous level of noise within the building too. I really do feel like buying a hand grenade and chucking it into the condo office. Cnuts! Of course, only the owners knew about this, nobody ever tells the tenants anything.

Let's face it, when you rent a condo you're a nobody as far as the management are concerned, and your lessor doesn't think much more of you. I suppose I'm lucky in that they at least speak English and will smile and listen to my complaints about the noise starting earlier than the condo rules allow, and so on and so forth. And then they totally they ignore me, of course! As a tenant, we are untermensch to the owners and condo management, but we WILL eventually have the last laugh when we flip the bird at them and move elsewhere, in the (probably) mistaken belief that it will be quieter.

Really, anyone moving to live in Pattaya would be well-advised to take a sharp knitting needle and stick it through both their eardums before they come here. At least the incessant noise won't bother you then!

To quote the owner of the condo I rented in (supposedly quiet) Pratumnak before this one, "There is nowhere quiet in all of Thailand!" :o

You forgot about the terrible elevator system where, if you get stuck behind a busload of Japanese tourists, you might have to wait at least 10 minutes to get to your floor.

Also, some of the rooms smell bad because the 20 year old carpets haven't ever been replaced. Last time I stayed there, I had to ask for a room change because I couldn't stand the smell. It was the last time.

I stayed at the MarkLand Hotel/Condominiums for about 1 moth tis past June.

I like the Markland. Yes.

It is true that it needs some improvement due to age. It SOUNDS like this is in the process of being done.

My room was clean. The lady who cleaned my room every day did a good job and was efficient.

I like the pool. Hardly any one was ever using the pool. This made it very pleasant to swim laps.

If a tour bus group was trying to get up in the elevators. I would use the elevator in the front of the building. The tour group did not seem to focus on that elevator.

The man who attended the desk spoke sufficient English languange.

My room had a great view of Pattaya Bay.

I would staye their again.
