Quick background - currently living in the UK. my age 35 wife 36. Wife is Thai. We have 2 kids together boy and girl under 3 both dual nationatlity.

Eventually we would like to go and live in thailand. Every time i look for info i get conflicting results.

I understand (correct me if im wrong), i need a marriage visa, which lasts a year, and i must have 40k per month or 400k per year in a bank.

We are renting in the uk so i have no property to rent out whilst in thailand.

With regards to the 40K per month i would not have this if living in thailand and not working in the UK. So my option would be the 400k per year. This currently works out to around £8000. This money has to be mine and in an Thai account 90 days before i apply for my marriage visa. Say for instance i obtained a teaching certificate from the uk before i went and managed to get a job lined up for when i was in thailand. Could the 400k just stay in the account and i not touch it, or can it go down and as long as it is back up to 400k when my visa runs out this will be ok. do i keep having to re new this visa every year? Is this the best visa for me? is there not a better visa available to me as i am married with dual nationality kids?

400,000 in a Thai bank 2 months before you apply. Next year you can top up to 400,000 again. There is no reqirement to spent that amount every year.

You don't need it to get a visa, which you get from a consulate. You need the money to get an extension of stay from immigration in Thailand itself.

The 400,000 baht only has to be in the bank for 2 months to get an extension of stay based upon marrigae (it is not a visa). You can either leave it there or use it during the year as long as it is there for 2 months prior to making your application.

You will need to get a new extension every year at immigration.

If you found a job that paid 40,000 per month you could also use that to get your extension.

There is no other option unless you found work then then you could get an extension based upon employment. The problem with that kind of extension is that when you loose your job you also loose your extension and have to leave the country or get an extension of 7 days.

For an extension based on retirement (after the first one) it has to be 3 monhts, for an extension of stay based on marriage to a Thai it only has to be 2 months under the new rules.

The answer to the first is actualy NO. It has to be there 2 months before applying for the extension.
