I have been to Bank of Ayudhya asking for a business start up loan, using my chanotte land title as capital. I have a Thai Company, land and house. They have declined purley on the basis that the land that my access road is on is not chanotte title and is Por Bor title. Even though this is technically nothing to do with us, and its us not our neighbours asking for the loan.

I am still learning the banking systems here and hope someone may be able to tell me if they have heard of this before and if it is common practice for all banks to do this in Thailand. Anyone know any banks that may consider me?

I take it from your post that you don't own the access road. Do you have servitude use, probably not as I don't think its possible on Por Bor, do you mean Tor Bor by the way. The access is key as without proper access, your land is valued alot less obviously. Banks have their policies and prefer government road access of course.

I forgot to mention.. Have you considered looking for a private investor and offering a decent yield. A private loan can be registered on the back of the chanote.

We have written agreements that were put together by our lawyer confirming our right to use the road. It seemed that it was the title of the land that was the problem. I wouldnt know where to start looking for a loan here not using the bank and fear it may not be such a good idea!!
