Cheap Houses?

I found a web site offering houses in developments close to Hua Hin selling for around 1.6 Million baht. These are 2-3 bedroom bungalows with no air con. I assume you can add the air, but has anyone had any experience with these low cost "bungalows"?

There's a few with A/C and some with pools near that price range right here.

I like the sounds of the one's out by Khao Sam Roi Yawt ntnl park but I just like that area.

Can't vouch for any of these tho since I haven't bought thru them but good luck!

The price is ok. Consider buying one my self.

Add another 200.000 baht an you'll have air-con and furniture.

Pretty difficult contributing when I don't know anything about the place and am the one who's asking the questions? I help out whenever I can on other forums if I know the area.

I'm renting out a spacious 4 bedroom 2 bath, poorly constructed, newly developed house that looks nice both inside and out, euro kitchen (even an oven) and electrical outlets, air conditioning in every room, GRASS around the house, etc. It's near the future site of Tesco on Petkasem Rd. (the main road).

The house is for sale at about 2.2 million. I've seen similar houses for sale at about the same price (2+)

Cheap Houses, This was cheap, I bought a 3 bedroom bungalow with one rai of land 3 years ago for a sum of 250,000 baht, the thai chap and his Mrs owed the bank, so needed to sell this property quick, i bought it and resold it to a ferang 2 months later, this was in Buriram.

It's about a 5 minute drive going north to the night market down Phetkasem Rd.

The best houses in Hua Hin you won't find on the net. You just have to spend a few days driving around. I spent a total of about 20 hours just driving up and down sois that looked appealing, looking for 'for rent' and 'for sale' signs. (Owners with houses for sale were in general very open to renting their house out.)

The real estate agents weren't too much help, as many of their houses were old. I want to see pictures of a house before I go look at it, so as not to waste time on houses that I know I wouldn't like (which, unfortunately, is most of them). Hua Hin Today, the local newspaper, was also a good resource.

You can find a few of the nicer houses for rent on Soi 94, which is where Baan Hua Hin guesthouse is. There are new houses on the sois to the left, and also to the right (right turn at the 2nd guesthouse - I forget the name). Most of the houses seem to be owned by foreigners, and several were for rent last time I was there. It doesn't feel much like a housing project, either. Although I don't think many of the streets are paved yet.

I also thought the Hua Hin Mountain Vill project was fairly nice, though a bit far from the city center. (huahinmountainvill.com) As I understand it, the owner is somewhat difficult.

I've learned one thing in Hua Hin. Housing prices are meaningless. Shop aruond a bit until you find the house that's right for you.

Thanks to all who have contributed -- I knew patience was a virtue on this forum.

Looks to me like 2M is not out of line and the websites I have seen trying to sell me 4-5M houses are a bit overrated (shall we say). I am not unwilling to add some upgrades to a reasonable home price, so I'll likely look into this when I visit in November.

Special thanks to Thohts -- I appreciate the info and the heads-up on the HuaHin Mountain Villa project. I also will accept the advice to come and look around -- my plan exactly. Thanks for the discussion.

Poorly constructed??? Are you being honest (that is a good thing) or was it a typo?

Do you have some pictures available? I will be looking for a house there around september this year. Probably for 1 year or longer.

No, not a typo. It's a nice house but I'd never buy it because it's poorly constructed. Although looking at the house from the street one wouldn't really know. The poor construction is mostly with internal support structures, thickness, etc. Things you can't really see.

I would say that's the majority of new construction houses in Thailand, though I have been inside some well-constructed houses.

Speed over quality seems to be the driving force. When you pay for home construction from a Thai company, you are quoted a certain price for X number of days work. As opposed to "okay.. so you want this kind of material used here. And you want us to build it this way here. Let's add that up and provide you with some kind of guarantee" etc. Perhaps not all construction companies here are the same.
