Buying A Cheap Property Directly From Owner - What Is The Prodecure?

We are buying a cheap property directly from owner.

It will be registered to my wives name, and her parents have rented and lived in the property for ten or so years so we know the building well.

What is the prodecure?

My wive tells me that first we go to the land office here in Chiang Mai to do the papers. When should I pay for the property? After this, and how do I verify that everything is in order?

Should I get a lawyer, and how much one would cost? Can you recommend any in Chiang Mai?

I would not like to pay much as the property self it is under 500 000 baht.

Procedure of property registration at Land offcie.

1. Taking queue card on PR Desk

2. Submit requested form and checking all documents

3. Land officer check owner name of the land are matching to Land office directory history.

4. Acknowledge to perform

5. Check to there is sequestration on propety.

6. Value proproty to getting transfer and tax fee.

7. Pay all fee and take receipt

8. Make new purchase contract and amend land offcie directory.

9. Purchaser and buyer signed purchase contract.

10. Land officer sign to certified document

11. Issue Tilte Deed (Chanot)

You should pay to purchaser before you sign contract (Step 9). because you really need land office to confirm that you pay to right owner of property.

The procedure for transfer of ownership title has been mentioned.

Money is usually paid in the following manner:

10% deposit upon signing Sales and Purchase agreement which will include signed copies of ID cards of both buyer and seller (or passport if foreign ownership of condo), and signed copy of the title deed of the property.

The balance 90% paid at the Land Office upon transfer of ownership title.
