Curious About Rents In Cm

Can someone inform me about a typical rental cost there for this kind of unit? For a long term lease, not a serviced apartment.

A 75 sq meter, one bedroom, one bath, modern apartment or condo, not in the interior wall square, but between that and the ring roads (more or less). In other words, not in the exact center, but not in the boonies either. Also on the central side of the Ping.

I know generalizations are tricky and it depends on many factors, mainly location, but am curious about them anyway. If my geographical descriptions sound weird, well I don't live there.

I would put that in the 14,000 to 25,000+ per month range depending on various factors.

Below that and it's going to be a special situation but not impossible.

There is decent selection and quality in the 15 to 18k range and above 20 the quality and building really improves.

Thanks for that. So would it be fairly easy to find something decent at the lower range in that, like 15 to 20?

yeah I think you can do a nice building and situation in that range. Some even cheaper. I see a few at 12k at riverside complex.

This website gives you an idea and some offerings. Can usually do little bit better price than those offered here but its a decent guide to show choices and get familiar with buildings and locations.

If you contact the office of condos for available units you can compare them to others in the same building and prices may vary according to furnishings and amenities provided inside the apartment. Also, look at posted ads on the bulletin boards. If you know some renters in a building that you are interested in, you could ask them if they know of any available units. Remember to ask if the rental price includes the monthly building fees. Electricity, water, and cable are extra, and ask if they are at government rates. If not the air conditioning costs could add another 5000 baht a month to your bill during the hot summer months.

It is generally a renters market, and owners are more than anxious to get good long term tenants. And, the asking price is not written in stone, so don't be afraid to give a lowball offer.

Thanks. Another question. How do renters deal with getting DSL internet? For example if the owner has a TOT phone line in there and you want to pay for DSL service on that, I would assume you need the landlord to sign up and pay for that, and then you pay the landlord? I assume a renter wouldn't be able to go to TOT and get their own phone and DSL set up in their own name, or would they? I am used to owning in Thailand, not renting, so I am starting to explore if that would be agreeable to me.

that's pretty much it. Technically the owner of the line is the only one who can make service changes. You might find quite a few units with DSL service already in.

It would be a negotiated pass thru. In a lot of cases a building has management paying the bills. You can set it up so your paying mgmt and they pay the provider each month.... ask online to compare what people are really paying in case they are trying to mark up the service.

It's around 890 baht per month for TOT DSL 4 mb but some can vary a bit based on specials and promotions. Also other service plans for faster etc.

I responded to a local ad and rented from a rather nice Brit. My place is a high-rise a bit south of Shangra Lai Hotel, South of the Night Bazaar and quite convenient, I think to everything. I can be on the road around the Old City in not too many minutes on motorbike. I can get to Rimpings within ten minutes and Makro within 20. There are decent restaurants around and the neighborhood seems safe--even the soi dogs are polite.

It's 70 square meters, and I think for 8500 baht a month plus water and electric (water at standard rate, 3.5b/unit, I think) I'm quite pleased with it. It's furnished and a bit dated, but not too much so. It's a Studio, not a true one-bedroom, but being a landlord, I realize that often some people consider studio and one bedroom apartments to be the same. Of course, they aren't, but at 75M, it'd be a pretty funky place with a very tiny bedroom and very tiny living room so I'm guessing that a studio might do for you.

My place has a rather attentive security guard, 24/7 and parking for a motorbike (car may be extra, I don't know) Decent wifi for 500 baht a month, and I've heard decent cable (but I also heard one must sign up for a year for that). There's a laundry on the roof and I have learned never to give them towels, pants and shirts together--I'm pleased that 3M sells their lint rollers here.

I paid a 18k baht security deposit. The Landlord was willing to give me a copy of his passport and even brought be over some dishes, mugs and glasses. His paperwork was in English, and rather straightforward, much nicer than signing something in Thai, which I have heard often is tilted far in favor of the landlord.

All in all, I pay 1/3 for a much nicer place than the last apartment that I rented half an hour out of Boston (I had to rent due to work distance from my house). I didn't have much time to look and did use a rental agent, April, but she only had 2 bedroom apartments to show.

I tried Century 21 and left messages at a few of the bigger rental agencies, quoting 10-15k baht a month--not a one (except April) returned my calls. So don't underestimate searching through the ads and going yourself in person.

Though uncommon, it is not unheard of to have someone "lease" you a place, only to find that they are not the owner at all, but rather are sub-leasing in violation of terms. If so, when the owner shows up--you are out, plain and simple. I was pleased that my landlord brought be down to meet the condo manager and obviously he was well known, which made me feel better.

Half way along the road running from YMCA to Santhiham Road, there are 1 bed apartss for 6,000-8,000bht a month + utils

New building ...... sign outside.

Nearby are also 2 bed apartments for 10,000bht, 1 bed aparts from 6,000bht a month + utils

(up from the market area in Chang Puak road, in the road near Oxide bar name is Porn something)

Both these places were new last year so everything is in very good condition.

You can arrange a satelllte TV contract with Truevision for six months if that's of any interest. They have an outlet in Siam TV staffed by unusually helpful, pleasant, intelligent characters.

Agree with the prices around Santhitham... several new / near new builduings with all the furniture and technology,, from 10,000- to 15,000- for 1 bed ( some cheaper). Im in very nice 1 bed no adjoining walls 12k / month

That's a nice area.. up and coming. Close to Tanin market...

What kind of electric rate per unit are they dinging you Clinique?

What kind of electric rate per unit are they dinging you Clinique?

Same as most places, 7baht per unit.. Can get abit expensive in summer - especially if you are in a room facing the mountain (morning sun) . Best i know of is either Baan Rom Yen or View Doi Mansion. Big rooms 80sm+, good owners, no hassles.

Worth pointing to JingThing or others... If choosing a building that offers electric at the govt rate then can save upwards of 1k baht a month during the A/C seasons. My building is govt rate and a number of the larger condos also. Worth noting to calculate the net monthly costs..

When it comes to choosing a building then if you pay a little more on the quality scale, then better building materials and sound deadening can be a nice tradeoff. Definitely something to consider if you value your sanity.

Agreed on the electrics, but as far as i can see all the new buildings with full furniture, maybe a kitchen, and all electrical applicances are on the 7- 8 baht rate..

Jingthing... We checked out a new set of buildings next to Export 71 on Huay Gaew Road two months ago. Separate bedroom, free internet, two TV's, washing machine, and very modern. Right around 11,000 baht a month with the promotion then, but they may have filled all the big units. It's a buyer's market right now in CM for rentals of all kinds. New buildings up by CMU, past Wat Umong, and in Hang Dong. Be patient and check out all the offerings, but when you find a good one, move on it.

T-Dog is right.. They are building all kinds of units out there. A real glut and building by the day.

I think that might be Trio condo by the export shop.

I can't find the advertisement now but I saw a nearly new condo in Baan Suan Greenery Hill which is by the new convention center and its a fancy building. The investors have to be getting killed.

it should rent for about 27K to cover the price but was offering it for 17K.

If I find it will post it.

This site is pretty good for prospects also. Can find places direct to owner which can be nice. My landlord is a prince and better and more flexible than dealing with a company.

Thanks to all for the responses. Just for truth in advertising, I personally was only looking for some general information on the pricing levels of the current market. I haven't even decided definitely to move to CM yet, or if I do, when. So I'm simply gathering info for a later decision. Hopefully others will be interested in these kinds of details presented here, so carry on if you like. I am also considering leaving Thailand entirely for another country ... but in the fullness of time I may just stay put where I am. (Jomtien.)

if you going to pay rental as high as 12-15k per month , might as well buy a house unde ryour wife name and use the money for installment .

that is 144k per years . if it 12k .

you can get a townhouse - right at the airport plaza junction for 5m .

and it would worth alots more in 5 years time .

Actually this is a good thread. Haven't seen such a wide sampling of buildings in one thread here ever, maybe. These are some key areas just on the outskirts of central CM. And the buildings out by Wat Umong and behind CMU (Lang Mor Chor) are known but I wouldn't have thought of all of them. Very interesting to hear about the prices and the renters' market.

If it's so much so, besides the discounts n negotiations possible right now, are there lots of floors with empty rooms too ? Anybody feel like they have a whole wing to themselves ? Just how desperate is the market really ?

Wow. Not only is Ta22 an expert in everything, but now he can predict the future. Will all houses and townhouses be "worth alots more in 5 years"?

Buy now and maybe you get your money back when you sell.

Buy and then a loud bar opens next door or across the street. You lose big.

Buy in wife's name and get divorced. You lose big.

In Thailand, renting is the only way to go. imho.

Buildings depreciate in Chiangmai; only the land holds or increases its value. I had a townhouse, bought for 1.6m. in 1992, sold for 1.3 m. in 2008. It was fine while I lived in it, but getting pretty shabby, so, if you want it to retain its value, you have to keep spending on it. The environment, which you can't control, can send the price rocketing, or diving; in my case, there was little change. After I left, I'm told an apartment block was built blocking the mountain view, so that won't have helped.

Renting, OK, you spend and the money's gone. From that perspective, my townhouse looks pretty cheap.

sure your only out 300K in nominal value for 15 years. You would still need to calculate lost opportunity cost.

For example right now I am mostly invested in Brazilian USD denominated govt bonds. BBB+ ratings and making 10 to 12% annual. No hassles and extremely liquid. WIth a decent investment income can pay rent and have significant increased wealth.. Not the other way around.

Comes down to how how well an investor uses their opportunity. A less skilled or lucky investor could also end up with a -20% net loss over the same period after paying rent.

5555. yeah still trying to wrap my mind about no adjoining walls. I think there are a few in my building because they are next to stairways etc..

That place looks a little drafty but I bet the price leaves plenty for beer and wenches
