Hello -- I'm looking for referrals for some expert legal advice/service in regard to land purchase disputes having to do with land that is mixed titled (Nor Sor 3) and non-titled in which it turns out that the full amount of the titled land stated on the buy-and-sell agreement is NOT within the confines of the total land that was purchased and the owner is unwilling either to accepted a pro-rated payment for the amount of land that IS within the property boundary, or to "take back" that titled portion. He just told her that the court will be sending out a notice at the end of January for a hearing date.

This is in reference to land purchased by my wife in Nakhon Phanom.

Please pm me and I can give chapter and verse (not sure how much is wise to post publicly yet.)

1. Has any of this land been surveyed? Titled and/or non-titled?

2. You seem to be saying that your wife is getting less titled land than agreed to, or was the total land area short.

3. Has the full purchase price been paid over to the seller yet?

4. If the agreement (contract) was not performed by the seller, then you don't have to pay.

5. What does the land office have to say, if anything.

6. Yup, you could use the services of a real estate lawyer.
