If I were to buy some land in my girlfriends name, build a house and lease it back to myself, would I require a work permit to activley try to rent it out if I could not sell it ??

buy the land in her name, make a lease in your name, apply for buildingpermit in your name, have the house registered as yours, and you dont need a work permit to rent out your own house

And realize if she changes from a GF to a wife the lease is then null and void..

Ohh and dont forget the 12.5% orbortor rental tax they are now actively pursuing for landlords.. And the income tax payments your supposed to make on a rental income.

If not married when entering lease, and make prenup on marriage, lease is still 100% yours

but there are several reasons to not get legally married ;)
