Land Prices In Chiang Ra

FYI, a large block of land on the road to Wat Doi Khao Kwai, just sold. This is chanoted, elevated land (some of it a hilltop) inside CR city limits. Sold for less that Bt 700,000/rai.

1.2 million for 1/2 rai 7km out (unless premium land .. aka Santi Buri) will probably have "FARANG" stamped in red across the front of the land document.

You obviously dont have much of an idea about prices here . Try getting a Thai to make a few phone calls and inquire about the land for sale on many poster boards you see all over the place. Dont mention your a FARANG, just let a Thai assist you and get the real Thai price, you will be shocked in most cases that the price is the same . As for 1.2m for half a Rai , it is all about location , prime land as you call it , with full chanote. As for Santi Buri , whats so special about that place other than a golf course. If you want land in town for instance I can show you a plot of 1 rai for 12m up. The road to the hot springs from Den Ha, all that land there is more or less about 1m per Rai up and that is untoched land - jungle.

If your in a very good village , with what I stated previously you can pay a far higher price than you would for jungle land. All you have to do is make some phone calls or get someone to do it for you , then you will get a rough idea as to what is being charged.

I don't have any idea, Colonel. I remember when they were building the course. A Thai buddy and I drove out and around a bit after they finished. Some nice home sites but the price was way high even then. And if I recall correctly, a golf membership was 35 years, not life. And the building sites may have been leased as well. Have they changed the ownership rules?

One reason why land might be cheap here (if located on the south-side of the Wat Doi Khao Kwai is that it runs along an old dis-used Japanese occupation era runway. Have you notice there are no structures on southside of the road?

@Toybits, Regarding your runway comment, are you implying the ground may be contaminated with petro, etc.?

No. However, I believe the land on the southern side of the road still belongs to the Thai Air Force or the Government. If you look at Google Earth, you will notice that from the southern end of the old airport, there is a vacant area devoid of any structures that runs diagonally to the left ending almost to the south of Doi Khao Kwai. That was the old Japanese-occupation era airport.

Okey, I know this property which Klikster posted. I just to go mountain biking on that hill. It has almost no soil left and what is left is just grit and laterite. Perfect for making using as earthfill. On the western side of this property is like a cliff because people have already excavated the earth to use as earth fill and is accessible by the Denha Dongmada road (Sud Siam property) opposite the Chinese Cemetery. This property has not been developed for more than a decade.

You can also search by Umphur.

It's a bit tedious, but it is the real deal. Lots of properties in Chiang Rai
