Can any one shed some light on the new building controll law that was passed on September 16.

There are many rumors about this new building code. some rumors claim that the Tai Saban has passed the new enviromental building law in order to limit the overwhelming construction on the island. The Rumors are the they have changed the zones and redefined the regulations.

From what I gathered listening to people who ""know whats going on""(mostly self proclaimed) around the island the following points that will effect many land owners are:

1. that some lands (even chanot) will have a problem getting a buiding permit as they were redifined under the new law as "green areas" with no construction.

This will be a big dissapointment to land owners who purchased land and paid good money to find out that the land is only good to raise coconuts...

2. the % of construction on some zones was droped to 25% of the total land size.

with the land prices in Samui today it will be very difficult to maximise return on investment with such low building rights..

3. new restrictions on large buildings and the total size of units. the new law as rumored limits the unit sizes to maximum 2 stories and maximum roof hight of no more then 12 meters. and the total size of unit may not be more then 120sqm

4. the rumors allso claim that many projects on the island that have started construction without an issued a building permit will need to change and redo projects to fit to the new building law or they will not be granted a permit or a house book.

5. the tai saban will inforce the law effective of October 2005

Does anyone have proper knowledge about this new law? please no gossip or rumors only realiable information the can benefit us all.

Can the Tai Saban refuse a building permit to a chanot land or limit the size and shape of construction?

One can only wish and hope that this will be enforced with an iron hand.

This thought however will be crushed with money moving hands under the table, TIT.

Would that include however that ugly place in northern Chaweng that can be seen from all over Chaweng beach and kind of build higher than any coconut tree top within reach of the next 62 islands?

From those two horrible buildings sticking out of the mountain,

to all the way around to nearly choengmon, they are building hotels

and resorts each side of the road!

It's horrible sight to see.

The boom in construction in samui reminds me of what happened in Spain. Building sites everywhere, land prices going through the roof, fortunatley no high rises apart from that hideous building on the N side of chaweng.

That watch tower is part of an apartment complex, there are a few going up now, it was only a matter of time as land prices have been getting so high people decide to go up in order to keep profits higher. Prices are getting very high and for lots of people now too high for a sea view property unless it is an apartment.

Large detached houses are going for big money now and there isn't a lot of quality land left that has really good infrastructure. The best hillside land is now going for 8m a rai, It was under 1m a rai 5 years ago, I wonder what it'll be worth in another 5 years time.

Samui has some of the best property investment opportunitys in Thailand right now, and although in many ways it has characteristics of a bubble it's unlikley as the prices arn't speculative, and propertys are nearly always paid for in cash not through credit.

If demand continues to rise as it has been then prices will continue to rise sharply due to the lack of land. Unlike the mainland and larger islands where there is still huge amounts of quality land, Samui has a very limited supply of land. Whilst there are many nice spots the land is Tor Bor Ha which cannot be built on. The amount of Nor Sor Sam and Chanote in the prime area's of Bophut, Chaweng and Choeng Mon is relativley small. So a prime Seaview pieceland with decent road electric and water
