I know there is a surpus of houses for sale , but can anyone suggest a good way of selling a house such as a good proven internet site, or an agent who is prepared to do something for the fee they charge. I have a nice house at XXXXXXXXXXXXXXXXXXXXX which I wish to sell but need to know the best way to handle the sale. Edited October 23, 2011 by Rooo Advert edited out..

IMO most show very little sign of understanding what's going on in the market, or if they do, they pretend not to. They will tell your place is worth XXX just ti get it on their books, where it will sit for ever. Try advertising your place on the classifieds in this forum and the others. Although unless your place is significantly discounted from 2007 prices, I don't think it will sell at all, probably for quite a few years.

All good suggestions...also don't forget a good picture and description poster for the Foodland, Carrefour, and Friendship bulletin boards. You might also consider the telephone poles around these places and other high traffic places around town. Also, many of the pub-type restaurants around town have notice boards. Consider display ads in the local papers. Also, as already mentioned, price realistically for this market...8+ M baht buys quite a bit of condo/house in many Western countries now so for that price, your place must be pretty special. And agree, property agents are a complete waste of time...there is no exclusive listing contract here in Thailand so no incentive to spend any money to sell a house when some other agency can list the same house and sell it and collect the commission.

thaimate Posted October 17, 2011 Posted October 17, 2011 I have a few estate agent friends,and all say the same thing ,it is almost immposible to sell houses especially second hand ones,that is one of the reasons that they dont rush to take them on ,as there is virtually no one to buy them.

Only the less well off Russians are buying Condos just like the less well less off westerners who can only afford to buy condos.....the more affluent Russians are buying houses in the suburbs just like the more intelligent westerner ....

THAIVISA.COM CLASSIFIEDS has helped me sell condos Friendship, Carefour boards. There are also other Pattaya real estate websites for sales, but I do not know if we are allowed to mention other sites, so.... Also, if you do not need all of the cash right away, allow a down payment of XX%, and a 7 - 9% interest rate on the balance. I have sold houses and condos doing it this way, and it is not unusual for the buyer to then need to resell it before the payments are completed. Best of luck!

I will state just this,another site advertising property here in Pattaya,has two or three "professional" backers up, ie the OP puts a house up for sale ,then the same -same comments come pouring out from these " professional "backers "nice house" "will sell quickly" "Wow why are you selling ?", all utter rubbish,all trying to con. Look at the comments from these backers ,all threats and vile comment come pouring out,pages to whoever questions them. It is all a con job,some poor sod led into a trap ,they will never escape from unless it is repeated to some other simple poor sod, another Joe is subjected to a con job. Kadafi Posted October 17, 2011 Posted October 17, 2011 All you have to do is look around Pattaya to see the mass amount of accommodation for the size of the town. High rise condo blocks, hotels, guesthouses, houses etc everywhere. I would never invest into buying property in Pattaya when you can rent cheaply and move out when it suits you. When you need to sell you have to compete with all the others for sale and most people want to buy brand new. I have some friends who have bought in pattaya (think it was more of an imagine thing, just so they could say they own a house/condo in Thailand) but now they regret it.

Offer them a commision 2% higher than their normal rate if they list and SELL the house within 60 days. Do not bother sending pictures unless the broker asks for them.

I do enjoy a good laugh. Laugh only if that makes you fell better. The house behind mine was sold to a Russian couple for about 10 mill, they are in the process of building a pool now. Hopefully they will be finished before I return from overseas work in early Dec month.
