Can someone please confirm for me when applying for retirement visa does the 800000bht have to be in a savings account or can it be in a term deposit account.

The 800,000 baht in a Thai bank account is for a 1 year extension of stay based on retirement, not a retirement visa. There is no guarantee that a term deposit will be accepted by immigration. Ask the immigration branch where you will apply.

Also keep in mind enforcement policies such as this can change quickly. For example, new staff, new boss, etc. So a verbal yes today may not mean anything when you actually go in with the application.

As the funds are supposed to be "for living expenses within the year" they are generally required to be readily and easily accessible. ie: not locked.

But as said it can and often does vary from office to office.

A fixed deposit account is not locked - you only lose interest if you must use funds. They are normally allowed as it is not a requirement for use but as proof you can support your stay if needed.
