The 3 months paid up front is for the first month, the last month?, and then a third month which will be returned after the end of the contract?

My question was really whether or not i pay the last month I am here or that is part of the deposit?

Some will do it that way, but the 3 months could be a month upfront and 2 months deposit. Ask, then run a mile if they want 2 months deposit.

My experience was usually first, last and deposit. Best to read your contract or speak with the owner/manager before deciding on what to do.

I also think this is best in the real estate forum.

Some tenants have experienced difficulty in getting the deposit back, even if no damage has been caused. This particularly seems to apply to Thai owners, some of whom seem to automatically consider the deposit to be forfeit as soon as they have it.

So it might be a good idea to bear this in mind when paying the last month.

Well in my contract it says that 2 month deposit will be returned at the end of the contract, but contracts dont mean shit unless they are in accordance with thai law. I sent a query to siam-legal about this, but it all comes down to whether or not there is any law about this, and if not, whether a thai court tends to favor the first/last, and 1 month returned approach or just whatever agreement you made in the personal contract..
