Stayed at the fx-hotel-royal-peninsula and was ok ... breakie good and parking available.

Just outside the old city.

Love the Rachamankha Flora House Chiang Mai ... but don't know about availability.

If you like the CMU / Nimmanhemin area on the west side of town, I recommend The Dome (http://www.thedomechiangmai.com/) on Huay Kaew Road--about a block from Khad Suan Kaew shopping center. You can read more reviews at TripAdvisor (

One word of advice. Standard rooms are very small, and low-floor rooms look out on a blank wall. Suites (advertised at Agoda) are $39 a night, but the ones I saw consisted of two cramped, chopped-up rooms. The best deal deal are the deluxe rooms, available at $49 on the internet at The Dome's own website. Best would be to take a look at all three room categories and make a selection from what is available. Although you are talking about high season, The Dome is a big hotel; tourists are not flocking to Chiang Mai; there should be plenty of space available at The Dome.

Wangburapha Grand Hotel at about 1000 a night was excellent value imho. Parking and swimming pool too. Moon Muang Road.

smith residence by chiang mai gate, i live here long term but they also have short term rooms, if you want a room here they are on internet, but donot wait to long as they fill up fast for holidays less than 1000 baht, clean with tv, refri, and internet at extra cost

Imm Thapae Hotel is in good location and not expensive too, but no swimming pool no elevator.
