A number of these single rooms are bought up by foreigners and their GFs. They combine 2 rooms, renovate and sell them as a 1 bedroom apartment. IMO, the prices were ridiculous for what you got. It is similar to the situation that Gale Thong, Skybreeze, etc were in a few years ago. And they turned out much much better than they were back then, and many of the people that put their money in the buildings at the early stages, made some very nice profits. Recently more and more people get interested in SR Complex and buy and renovate units. This means more money coming in from condo fees, since most sellers had years of unpaid fees. That money can then be used to upgrade the building which in turn will attract more buyers. But it does not only depend on how much money comes in. Lots has to do with the management. This just needs a few owners to get together and start acting and pushing the management to use the money properly. (It happened in other buildings and it can happen in SR as well) If any of the owners in SR are reading this, feel free to contact me and I will get you in contact with other owners that are willing to help get the building to a higher standard. SR still has a long way to go, but has potential. For the investor that wants to take a small risk (prices are cheap anyway) and that looks at the long term idea of it, this building is a good choice. You'll see that your investment will pay off, but it takes some time and effort. Talk to the people that bought five years ago in Galae Thong, Suphanit, Skybreeze etc and they will tell you what I mean. If you are looking to buy into a nicely run building, risk free, with steady rents, then SR is not a good option at the moment. It will be in time, but then you will pay much more. For tenants, if you are looking for a budget place to stay, then SR is an option. Some of the units have been done up nicely, but the building itself is still in a poor condition. There has indeed been some renovating there as the renovators ran out of half decent buildings with cheapo rooms from the bank, SR was all that was left. Obviously the inside can be OK if done well but can't see the profit in a top reno there. Crappy location too unless you like traffic and trains and who wants to walk that road late at night.
