I am looking for a new and clean residence in Chiang Mai (nevermind the area, maybe not so far from town center) . I really don't like to live in old residences... My budget is between 5000-10 000 baths per months and I can take a 3 or 6 month lease

For 5000 to 10,000 BAHT per month, you'll get a place a fair way out of the city in my opinion.

I'm paying 8K, but it normally rents out at 10K. We're 18km from the city.

A 12 month lease is the cheapest. 3 months - if available - would be more.

The place you linked to Central Hiil Place is in a rather eclectic college section... This is where many of the locel Thai students live... There are all sorts of cheap places to eat, drink and hang out - lots of great street walking, Sutep Road has cheap food stalls every night... There are a few outdoor bars in the area that may blare music... So depending on what your into this could be heaven or hell
