Of course it won't stop, as people are still very stupid, or, very careful. You just need to do things legally, or at least appear legally. That is simple enough to do. It may stop large 'private / individual' investors, as risk vs loss, isn't worth the risk. The law, risk, really doesn't involve most expats, expecially those retiring in the 60's, as they won't be investing, building homes anyway, not ones that would attract attention. Myself as example, first came and bought land 50k THB in previous Thai wife's name, so well within her capability of doing, even though it was my money. So won't raise any eyebrows. Even our current house, sits on land only 76k THB, with current Thai wife's money, who has a history of income earned, so again, legal and wouldn't raise any eyebrows. What would raise eyebrows, expensive land bought in GF/wife's name, that no way could she show income to afford. Along with no future income, to pay any loan that you provided, technically her money at time of purchase, but needs to be repaid. So yea, that would easily be deemed a nominee purchase, and up for grabs by any official wanting. All mute, as most intelligent people (even stupid folks, since poor), retiring in their 60s, are going to rent, or buy a condo in their name. All these headlines aren't for most people here, especially the poor sexpat, sextourist members of AN.
