Once again, a little help....

Is there a Thai govt. office that has records of every sale/purchase, ownership of property in the province.

If so what is the name of and is there a website or contact for that dept..

I know this is not the states but in the US you can go online and see who owns, how much they paid for

when they bought, the tax bills etc. of every lot in every city in the state.

I'm thinking Thailand has to have some office's that keeps records of all land ownership and every sale / purchase

of property in each province / amphur.

I'm trying to buy a small 200 to 400 sq.m lot to build a house in or around Meuang Phitsanulok and we are finding

it extremely difficult to determine ownership.

Thanks to all you guys on TV for sharing your knowledge, I know this info would be very helpful to me or anyone looking for a house or property.

The Land Office is part of a big complex out near 700 Stadium - take the outer ring road and follow the signs to 'Government Offices'; you go under a tunnel with a big bend in it, then take a left at the next lights, and ask for Land Office.

Maybe some other TV members can offer you more specifics on your question of land ownership though. Good luck

If the land is in Phitsanalook, you will need to go to the land office there not Chiang Mai, there seems to be one in every district of each province. Data is not online and not necessarily publicly available. Before you buy it would be wise to have a lawyer check out the ownership, it can be tricky.

Public information on land purchases and ownership seems quite limited here in Thailand. When considering purchase of land then request a copy of the land deeds from the seller. Then take that copy to the local area land office and request a verification of owner details, take particular care to check if there are any loans or leases attached to the land. And if you intend to proceed with purchase then have the land office survey the actual land and make sure the title deed in fact matches the land for sale.
