Seek Basic Advice On A Dry Basement

Plan to build a small, 1-story house in Chiang Mai, with basement. Concerned about dampness and tree roots, need for vapor barriers, sealants, double (Q-Con) walls, drain tiles, etc. Want to do it right. Any experience or advice for me?

Why not go up and make it into a 2 storey.

If the rains get really bad then you have a a better chance of keeping the upper level dry and free to utilise.

While i,m not a builder we had a bad year a while back and i was able to move all the important stuff to safety on the upper floor.

We lived mainly on the ground floor normally and boy did it come in useful.

For sure it would all have been ruined otherwise.

Do not even think about it. I am a home inspector in phuket, and have been in the U.S.A. for many years. Basements can be a real problem. I am not sure a Thai builder would have the knowledge to built one the right way. Look at all the problems they have in America and they have been building basements on homes for many many years and still cannot get it right.
