I'm thinking of re-tiling a condo & installing new lighting fixtures.

Any suggestions for a tradesperson in Jomtien who knows what they're doing & doesnt charge an arm & a leg for it?

Try these guys. Foreign owned and supervised and cheap.

I suppose that we all live within different financial circumstances, however I personally do not think that 390 Bht an hour is cheap, and probably not within the remit of the original poster! Bearing in mind of course, that legally, this actual work can only be carried out using Thai labour.

I'm in the same situation - have work that needs doing & in a bind about finding skilled labour at reasonable prices.

I ask the staff in the condo where I live & they're sometimes helpful in locating people. But anyone out there got other ideas for finding good craftspeople?

Also, prices have skyrocketed but I think B390/hr seems excessive. Not interested in exploiting nor being exploited so I don't know how much is considered a reasonable rate for:

-Electricians

-Carpenters

-Tile and plasterers

- Painters

etc., etc......

Ball-park figures?

tiling a ~40sqm condo would take, say, 2 days or about 20 hours of work. for these guys that come to about 8000baht. seems dear

I would say THB 390 an hour is expensive, as befor tiling standard price for labour is THB 120-150 per sqm 40 sqm approx 6K....so 8K isnt really excessive. We have a lot of potential customers that just dont understand the expenses involved. Because minimum wage is THB 300 per day they expect everyone to work for that whereas plumbers,sparkies and anyone with experience is normally 400 up. Add to that paying their insurance, holiday pay etc and costs involved with travelling to the site,and tools they think when you quote anything more than THB 300 for a days work they are being ripped off. An example,recently a gardening job we quoted THB 500, it was 2 people for over half a day, using our equipment which included petrol for strimmer and mower, transport to his house and then taking all rubbish away...he thought that was way too expensive and offered THB 200..what a muppet

Maybe he's a Jomtien condo developer? Some of them seem to be quite good at employing desperate people for a pittance.

They charge 3000+B per day of which the people who actually do the work probably get well under 25%.

If aircon technicians can spend 3 hours cleaning and servicing my aircon unit, with specialised equipment that they provide and including all travel costs, for 400B then I dont really see why I should pay some farang 380B per hour for "supervising" a tiler.

Very difficult to find tradespeople around PTY. Where are most of them? Working on all the buildings going up around town.

So, a general solution that's worked for me on one occasion anyway, for a small job: go to a construction site, such as that of a large condo building, and ask around for somebody who's got the skills you need. Make a little arrangement for him or a referral to come over to your place during his free time and do similar work for you. Some of these guys are really good and have had lots of experience in their specialty.

Fully agreed. Muppet is saying it nicely. Morons sounds better. Getting plenty of similar stories from friends who own businesses here. Mostly people who have never worked other than employed and with a salary check and have no idea about the business world. But have nonstop ideas for improvements and how to do it better and cheaper. Laughable. MS>

If it takes 3 hours to clean and service your A/C unit, you need a new technician

One of the good things about capitalism is that if you don't want to pay some farang 380B per hour for "supervising" a tiler you can find one yourself. You are not paying for the supervision, you are paying for him to find what you can't

Not at all. Something was broken. They went and got the part and fitted it. They did a very good job.

That's one way of looking at it, I suppose. Either way he is overpaid.

If this were my condo I would provide the tiles and fixtures. This way you get what you want and there is no middle man up. I would contract with somebody with sufficient English skills who will be your project manager. I would have contract and/or have a specification that makes it clear about the materials used. Little things like using wire caps instead of black tape or 3 - plug grounds can save you aggravation in the long haul.
