If you are investing in property (as opposed to living there) in Thailand I would avoid Pattaya like the plague. Horribly overbuilt (I forget how many unsold condo there are now, and with a sh*t load more under construction) but a recent report in the Bangkok Post wasn't a glowing report. Then of course there is the question of corruption in Pattaya/Jomstienski. If you're going to do it make sure you use a reputable agent, preferably form an International company. The web is littered with stories of farangs being taken for a ride.

For investment and/or rental income look at the islands or Bangkok, safer bet.

Before buying the property, you should start to rent house to see what happen. Then find place you want later.

Save your money IMO.

Cheaper to rent and you won't lose out should a civil war break out.

Always live there for a few weeks first if possible.

A place like VT 1 has 500 units - so easy to estimate market value.

It's about the price of a new car. Not a lot of risk.
