Hi. You maybe heard about the big Phuket Coast and National Parks cleaning by the NCPO.
They are giving back to public and/or nature area that should never have been built. smile.png

The NCPO promised to make similar work in Pattaya : http://thainews.prd.go.th/centerweb/NewsEN/NewsDetail?NT01_NewsID=WNSOC5707210010002

From this week-end there were rumours that the Dusit Thani hotel, on North of Pattaya Beach, had to destroy its illegal constructions,
and right now, there are diggers at work on their "pool on the beach" area... (Sorry for the bad quality: far & zoomed)

So, who will be the next one ?

Lol, they will have to demolish the new centara modus, because before it was built the was a public access lane in that spot. It was conveniently blocked off before finally sold off with the two private properties alongside that lane.

As if they would dare take on owners of Centara!

Looks to me as though the pool is built over a rocky outcrop and there has been no encroachment onto the beach.

The pool seems to be ok, but the large artificial terrace built South-West of it is clearly a problem.
Encroachment is not only for sand
In case of Thailand all area reached by the sea is property of the King and (usually) a public area for all.
Agree that there must be rocks under it, but all rocks in beaches around are low, and most of them covered at high tide.

What about the Holiday Inn or Amari tower that ignored the building code of being a certain distance from the sea. It should have been built back the same distance as the Markland hotel...which followed the ordinance/ code. -But let's face it, there are a hundred cases like this in Pattaya.

Or the Hilton? Mmmmmmm. That would be interesting.

We stayed there in May and they told us that the lagoon pool was going to be closed August thru September for renovation. They have posted on Trip Advisor that the pools will be closed until 10Sept and that they are having to do urgent structural renovations to the "Point" due to erosion by the sea.

Speaking of the setbacks from the sea, what ever happened with the lawsuit regarding View Talay 7 that was brought by the owners at Jomtien Condetel Complex?  LAst I heard it was headed to the Supreme Administrative Court in Bangkok.

All these case are a different mater: it's about the height of the building on a land they own and are authorised to built on.
NCPO right now focus on constructions on public domain: national parks, rivers & lakes banks, sea beach...

I understand the issues regarding building height, etc.  My question is whether or not anyone has any information concerning the decision of the Supreme Administrative Court last year.

you can walk past this area,
not very convenient but it can be done there are some bamboo and wood bridges

No, no more. It's a few months already that the sea finished to destroy
on the West side what was still "walkable" at last high season.
The only way now is to walk on the rocks below during very low tides.

Can you tell me when and where this was published?  It reads more like a real estate company brochure than anything official.

Yes Its from the March 2008 issue of   "real estate Thailand magazine" they where sure then that it was a foregone conclusion  and VT7 is still there.

seems they set a precident that the shoreline can be measured from low tide  hence buildings taller than 14 meters closer than 100 meters from the shore line

like the one being built at Bali Hai now.

I just hate it when a poster posts factual information and all the conjecture and speculation is shown to be just that, unsupported conjecture and speculation.

What's wrong with speculation? Especially in a case like this.

Is this structure legal?

Is a Phuket type crackdown coming to Pattaya?

Would the Army be allowed to go after this place?

(remember the sniper that shot Seh Dang used the Dusit Thani, Bangkok as a perch)
