How to sell my condo

I have a fully furnished 1 bedroom condo at the Phuket Country Club and need to sell it urgently. I have contacted real estate agents but they never get back to me. Can anyone recommend someone that may be able to sell it for me. I am selling it for 1,000,000 less than I paid for quick sale. I will even finance it if the buyer hasn't got cash or can't get a loan. Surely someone would be interested. It a beautifully renovated apartment and has amazing views of the golf coarse.

The only thing I could recommend is an ad in the classifieds indicating you're motivated to sell. But, you will get low ball offers most likely.

I tried to sell a car and got no response until the ad was ready to expire. When people sensed I was desperate, they came out of the woodwork, including the Thais.

It's a lot of money. Be careful and try not to get too desperate.

Take another half-million off and advertise it yourself. Agents here are hugely overpaid and completely useless.

Bear in mind that most property in Thailand is advertised for anything up to double what it is actually worth. If you set a sensible price then it will sell in a matter of days or weeks at most. If it doesnt sell within that time-frame it is simply overpriced.

Things are great. Have met a wonderful man and am very happy. Have been quiet because I am sick of the people who always have a dig at me. Still need to sell my apartment though lol

First off...good luck....I have found in Thailand and have always said "easy to buy property in Thailand .....NOT so easy to sell"

With that being said ....if I were you, the first step would be to assess its realistic value...Google "1 bedroom condo Phuket country club", I did and the prices varied from 2.5 million baht to 6 million baht. Point is to educate yourself on the local market and prices (NOT just your building). When you think you've found a realistic value for your place discount it again by 20% and you'll probably have a price point for a relatively quick sale (as said before not so easy to sell)

After coming up with your "great price" ...your have to market it AS MUCH AS POSSIBLE! Some internet sites have already been indicated to you. Also when you googled "1 bedroom condo's in Phuket country club" you may have found other free sites to advertise ....DDproperty????

If you market it yourself be prepared for all the "looky-lou's" and bottom of the barrel scrapers

If it's not selling it is overpriced, simple as that. There is ample, ample, ample supply of new build property in Thailand so used property is discounted more heavily than in Western markets. Add to that factors like Thais being a bit superstitious of used properties, shortening leases, maintenance which can't keep up with tropical weather and condos prices do not necessarily maintain value.

It's like selling a seven year old car in mint condition with hardly any mileage. You might think it's worth near sticker, but to the market it requires a hefty discount.

So basically you have to get your head around selling your condo for a keen price. The lowball offers are not lowball offers (not all of them) they are market level offers. You might not like them, they may not make sense given the premium one would pay for a brand new condo, but you have to compare apples to apples. Try and get a handful of genuine offers by lowering your price and then sell. Otherwise you'll be hanging to it for years waiting for general inflation to match the sale price to your perceptions.

It's not over priced. The problem is I haven't had anyone sell it for me. I had an agent but he didn't do anything or show anyone the apartment. I need someone to try to sell it for me. It's a good buy in Phuket on a golf coarse.

Some agents are definitely overpaid and useless...but some are not. They can help you set the price and sometimes have clients actively looking for similar properties. As long as it's not an exclusive listing, it's worth a try. Tell your onsite manager also, and offer them a commission. Here in our village, he's the one people see first when coming to our village for a look. He knows what's for sale, for how much, and what's been sold, and for how much.

Maybe put a sign on your balcony also. Advertise here on Thaivisa, and try other places like craigslist, bahtsold, and perhaps even bulletin boards at the local stores, if they have any.

Sure, what's often overlooked, the world doesn't go around in English only, there are also very active German language Phuket/Thailand media which allow you to put in free classified ads, one of them is called Der Farang.

Oh and nobody mentioned Facebook, quite a few FB sites dedicated to selling/buying things in Phuket.

As far as German media are concerned, try der-farang.com/de/classified, can also try www.thailand-tip.com (Phuket based), www.wochenblitz.com or www.thaizeit.de.

Hope somebody else chips in for Russian media, maybe Chinese?
