I don't know for certain but it is my assumption that if a usufruct is based upon a lifetime as opposed to a specific number of years (30 or less) then there can only be one usufructuary.

If i buy the land in my partners name, can i then do a usufruct with my partner. And if anything happen with the relationship can she sell the land without me knowing. Or what rights do we both have.

Well i posted also in "ask the lawyer" so hopefully we get a correct answer?

If your partner is not a spouse then you have security (unless she decides to have you killed). But contracts between spouses can be unilaterally dissolved so this is why many here recommend obtaining the usufruct with a partner prior to marriage. However, many obtain the usufruct more as a protection in case the Thai spouse dies before you. This keeps you in control of land that will need to be owned by some other Thai national.
