My new 'B&B' business is going well.

I want to take out some form of indemnity insurance, to cover the business/myself if a guest has an accident whilst staying at my property, (such as being electrocuted - God forbid, or a nearby tree falling on them).

The business is small - 7 rooms, and fully authorised by the relevant government/planning authorities.

Fire and theft cover is not high on my list - the single-storey buildings are made of concrete and fitted with smoke detectors. The area is a very low crime area.

Any suggestions who can offer this type of cover for a reasonable fee? And a company who will actually honour the terms of the policy if a claim is made by a guest?

There are several companies who will offer cover for hotels both big and small so not a problem. May we suggest you look for an All Risks Business policy as not expensive (because they are standard packages) and will cover you not just for Public Liability but other things like Money Theft, Damage to the Building, Equipment inside etc. Also will cover the legal aspect of Employees Liability you have to have.

Drop us a line and we can suggest ideas for you.

Is the business in one of your ex wife's name or is it in a company name?

I remember you said once that your other "Hotels" were taken by your ex wife's.

This one safe?

Interesting response AA, can you shed some example of All Biz Insurance for a small biz, cost, liabilities etc ?

Depends on what area of biz the small company is in but typically it will cover the building for damage plus :

Breakage of All Advertising and Neon Signs

Alterations and Repairs

Fire Brigade Charges and Extinguishing Cost

Removal of Debris

Electrical Injury

Repair Cost of Entrance

Rental Cost of Temporary Outlet [max 30 days]

Money Insurance

Employer’s Liability Insurance

Public Liability Insurance

Advertising and Neon Signs

Fire and Explosion

Food and Drink

Tenants’ and Occupiers’ Liability

Business Interruption Insurance

Again, depending on the type of biz it might need a survey but contact us and we can arrange everything for you.
