Proof of funds and residency in Thailand

I see a lot of posts here where people on their 3rd or 4th TR visa get a request to show proof of fund and residency in thailand. I did a search but couldn't find a definitive guide to getting these two things.

I rent a condo in Pattaya and have a bank account in the USA with more than enough money to meet the 20,000 baht rule. How do I show "proof" of these things? Do I just bring a copy of my lease and a print out of my bank statement from online banking? Should I just bring a big 40K wad of baht?

Anyone who has "been there, done that" and has real world advice it would be much appreciated. Thanks.

A print out of your bank account showing regular ATM withdrawals here would suffice. They are not interested in the 20k baht number. They just want proof you have the funds to support yourself. They want this as proof you are not working here illegally.

The just want firm proof of your address. You rental agreement would be good for that.

I get the impression it's the usual story: it all depends in the immi officer on the day as to whether they want to see funds from outside or cash in hand.

So what you are saying is that he can go into the embassy on Monday and show a bank statement to obtain the visa and pick it up on Tuesday. But if he immediately goes to the border and tries to enter Thailand and just happens to get a "by the book IO", he must show 20000 baht cash to enter the country even though he just showed a bank statement to get his visa yesterday!.

The last statement in the OP was "Anyone who has "been there, done that" and has real world advice it would be much appreciated." When was the last time that you did it?
