Considering buying a condo - advice pls

I live and work in Bangkok and have done for a few years on a decent salary. I am considering buying a condo at some point in the next year or so and would greatly appreciate any general advice along with any info on the following;

1. Do any banks here offer a mortgage with less than a 50% deposit? I have only encountered banks requiring foreigners to have a 50% deposit which does seem rather high considering I'm not going to run off with the condo back to my home country.

2. I believe a deposit for a condo has to be transferred from abroad. Considering I live and earn money in Thailand, would I have to go through the ridiculous procedure of transferring money out of my thai bank account then back in to satisfy this illogical rule or is there another way around it?
