Perfect Homes. Anyone used them to buy a condo in CM?

Has anyone used them to buy a condo in Chiang Mai?

Or used them for other services (rental/selling etc).

How was your experience with them?

have used p/h services in selling our house in beverly hills mae rim,no luck but simon was a great straight pommy shooter,in all talks with himsmile.png

rate him very highly to do any business with himclap2.gif

Dear OP,

ThaiVisa forums don't allow negative comments about people or business in Thailand.

So you cannot ask that sort of question in these forums if you expect to get an even handed reply.

When using the services of foreigners in Thailand,

Always best to ask to see their work permit.

Read their work permit, and actually see what they are legally entitled to do and where they are entitled to do it.

If their work permit states something like 'Office Manager at 121 Chang Kian road"

and they are selling insurance in a coffee bar or restaurant, then you know something is iffy.

Please remember, foreigners working in Thailand are required to have their work permit available for inspection at all times they are working.

You should under no circumstances allow any foreigner or third party to handle or have access to your money.

If the seller wants a deposit, you pay it to the seller via traceable transfer.

Bank draft to sellers name, or bank transfer to sellers bank account.

But better to do the entire deal at the Land Office, money paid in front of the recording official.

perfect homes rented my condo at huay kaew, he sold one of my condos as well. he sold my wife's house in sansai. he rented one of her houses as well in sansai. he rented a third house of hers in sankapang. just last week he put my house under agreement

His wife is Thai, which is a good thing....as far as counting the money in front of the Land Office personnel, that might make it hard to get the Land Office price for tax purposes....I don't think they have to give you that, especially if you are acknowledging that you paid 50% more, which is common. Mrs. PH helped me get my Yellow Book, which is no small task....we also had very smooth sailing at the Land Office.

Seller pays the tax, it's a sales tax.

Seems to me you have given a reason not to use them ..... conspiracy to commit tax fraud.

Not to mention buying at 50% more than the valued price then lying about it seems slightly foolish.

Getting a Yellow book is trivial. Not that it's worth anything now.

Sure was handy when I got the best bank rates in the country....also handy at immigration. Most people use the LO value....I'm not going to split legal hairs on that...Anything paid by the seller, will be passed onto the buyer...traditionally, both pay 1%, but seller pays taxes resulting from sale within five years. Buyers often pay big at the LO on new units.Yellow Book also worked to open a brokerage account last week.

When my misses bought a new house in San Sai 2 years back, the developer paid the sales tax.

Nobody lied about the purchase price.

Bank rates are the same for everyone on home loans, 2% first year, 6.65% for the rest.

Would be interested to hear what your 'cheap rate' was, I'm expecting it to be 50% more, like your house price.

One of the problems with using crooks in business deals, they steal from you and lie to you.

I ear interest; I don't pay it...3.2% to be exact. Lots of incentives to buy in SanSai...how else would they sell them? Did you get a free Television, too? LO prices are only adjusted every 4 years +/-..they generally lag. A licensed attorney will do the same thing. New builds are a different type of transaction.

That's a long way of saying to not bother with agents, but instead find a place in an area you like and then transfer at the land department. Thai people seem to manage this just fine, just using the standard forms that are issued at the land office.

Used them a few times now although not for a few years and Simon has always been very helpful indeed. Will definitely use them again next time we are looking.

I can thoroughly recommend Perfect Homes. All my dealings with them have been completely straight and above board. Simon & Rung, the owners, havent got a bad bone in their collective bodies.

well i have to say that he isn;t growing wings i.e. becoming an angel. The house that he JUST sold for me and the house that he JUST found for me there will be a month or so that I will be homeless. I asked him if he and his family could vacate their house so I wouldn't have to look for temporary housing and he hesitated before agreeing. Come on no need to dilute a good deed by hesitating
