Khao San Road Feels Pinch as European Tourists Hold Off on Bookings - video
100% true. Ruskies don't mingle there. But Bibi has a lot to do with it. Last weekend we went to check that elephant pants at KSR (nope, same price as at Silom) and seems like little Haifa. Brave and vigilant defenders of Holy Land some how relocated to exactly this area. Why? -

Trump Plans new Tariffs on Canada, Mexico, and China
Trump promised to decrease the national debt in 2016. That's probably the reason why Frank doesn't want to believe it. I don't remember he made that promise again in 2024, but he did promise to bring prices down. 😀 -

Sovereign Grant Act 2011 superseded the Civil List Act 1837 and it all gets way too complicated for me. -

Is Bitcoin going to zero?
Per the Reuters article above, China consumes 741k tons of gold per year, while only producing 268k tons. Why would China elect to continue buying from abroad, instead of using their own domestic stock of gold? And then there is Uganda, as I mentioned above, where it's a free for all. Find it. Mine it. Sell it. Not to mention the environmental degradation gold mining causes even in the best of circumstances. https://www.monitor.co.ug/uganda/news/national/mad-rush-as-artisanal-miners-flood-namayingo-for-gold-4789890 Look, I like gold. And people still revere gold. That's the only reason it or any other substance has value. Because human beings want it and perceive it as a rare commodity with unique traits. But what would happen to that 4 or 5 Olympic size swimming pools full of gold, btw, if it was all released into the commercial sector for actual use? Gold depends upon hoarding in order to retain its value. And as for bitcoin, I think people are coming to "revere" it as well as a rare commodity with unique traits. Not to mention that corrections in bitcoin prices are becoming smaller and smaller as an overall percentage. Because it is being stabilized as a prized commodity. I guess it could fall 80 percent are so as it has done in the past once or twice. But I don't expect it, too. As for gold, I still remember buying it at $250 for Gold Eagles not so long ago. And then there is the price when you sell gold, which is never what the market shows you but what the dealer will pay, which is often at 20 percent below spot. -

Government Revamps Non-Hate Crime Guidelines Amid Rising Controversy
But it wasn't an NCHI. She lied. The police have provided the transcript of the police officer's body cams. NCHI was never mentioned. She's a fantasist. This is just another of her (many) lies. Again, read the link I provided previously for a more detailed account of what actually happened, and her poor attachment to the truth. https://www.private-eye.co.uk/street-of-shame -

Selling my condo in Chiang Mai, advise please
Thailand has no MLS--Multiple Listing Service. You want maximum exposure so you need to email all the agencies in CM that you can find on the internet, starting with the biggest and the ones nearest your property. Email them with good photos and good description and ask them to list your property. I'm in Pattaya so I can offer no help with any CM agencies to use. The last house I sold in Pattaya, this summer, I listed it with about 40 agencies and it sold in a three months. You can certainly also list it yourself on websites like Facebook, Craigslist, condo bulletin board, with condo office staff, etc. Having sold 20some properties in Thailand since 2010, both condos and houses, and mostly with the help of an agency, I would suggest offering a 5% commission in your email. This can always be negotiated depending on what offers you get but it's good to start with 5%. The objective is to get the agencies to both list your property and bring clients to see it and, hopefully, buy it. My reasoning, as told to me by an agent years ago. If you are an agent with a client, will you take the client to the seller offering 2% or 3% commission on his condo for sale or the one offering 5%? I know posters will say don't pay more than 2 or 3% commission and others will say realtors are worthless, but, again, the objective is to get the property sold quickly, not sit for years. This is what has worked for me, with those 20some properties mostly selling quickly, even during the covid years, when we sold both a house and two condos. Good luck with your sale. -
