  2. Raja seems to have lost one more of their ferries, but no one died... Urgent// Incident of a Raja Ferry crashed while loading boat to dock at Don Sak district. Authorities are investigating. No injuries died this time. At 11 a.m. today, 16 April, there was an accident of a ferry crossing Koh Samui-Donsak. Raja 10 had water entered the ship at Don Sak port.   3. Yesterday at 6 pm indexed time, it was good; however, Phangan bad, the island was covered in mist og smog and could not be seen from Samui at 6 o'clock, today it's visible, but not clear. If you look at the history line (one of the shared screen shots), it was good at all checked times...????

In principle to are due income tax to Thailand when you stay in the country for more than 180 days within a calendar year; however, only money brought into the country are taxed, and double taxation agreement will cover issues, where you pay tax in your home country. You might need to show that you have some Thai income to get a TIN, but interest from bank books or bank deposit for marriage might cover that issue. It is normally the customs tax revenue department that issue TI-numbers, same office where to register for v.a.t. You need your passport and copy of name page, and all stamp-pages till last stamp, to prove that you stay more then 180 days within a calendar year in Thailand. You might also need copy of income or interest in Thailand. In the future you are in principal due to to make a tax return report every year; it can be done electronically.
  7. A minor can own property in Thailand, but under guardiancy; i.e. normally a parent. When the property is transferred to a minor, it's extremely difficult to sell or transfer, or have a mortgage registered. You might be able to be the guardian instead of the mother. You can, according to my real-estate specialist lawyer, protect property with a loan registered as mortgage servitude; i.e. the property cannot be sold or transferred without the loan, and interest, is fully paid. My lawyer suggest this method when a foreigner "invest" in property that registered in a Thai citizen's name. As you might not be able to have a servitude registered after a property is move to a minor's name, this should be done before or at same time. You need to check with the local land office about what they will accept as the correct way to transfer property with a loan servitude to a minor...????
  8. I'm planning on being here more than 10 years – I'm 73 now – and I have a lot of thing still to do, or continue to do... In case I might live long time, it's not much fun penny-less...???? ...My plan is to have lots of fun...???? Furthermore I have a teenage daughter, who is my only heir, that might find it useful, if I don't manage to spend all my modest savings... For the next decade, until I'm 83, is about one third or less of my planned remaining time here. I have a lot of writing to do – in my plans – and otherwise I just keep on doing what I already do, like in the saying: "We don't stop dancing because we grow old – we grow old because we stop dancing." Worth to think about: "The idea is to 'die young'... as late as possible", said by an extremely old lady posing as happy dancer, and: "Time does not exist – we invented it. Time is what the clock says. The distinction between the past, present and future is only a stubbornly persistent illusion." The latter comes from Albert Einstein, who should know a little bit about this relative time-thing...????

  10. TiT... In most countries infrastructure supply can override private ownership; i.e. you might need to accept power cables running over your property. However, it's different if you can be compensated and how much. Disturbing public infrastructure might be a criminal act. Road rights. Yes if you can prove that you had 10 years of unhindered access of way to your property, you can claim your right of way, and sometimes even have the access-way declared public instead of private. If two or more landowners shares an access way, they normally also share the maintenance costs, but that is down to negotiation. (My info is from my next door neighbor, who is a lawyer and had road right problems.) If you have land facing public road, there is nothing to hinder you from making a new access-road, but I would not move pebbles from the existing access, as you might be damaging other land owners access of way. However, you might get away with moving the pebbles that sit on your land, as the new neighbor don't have 10-years access way there.

You shall check how many years are left and compare with, what you would pay in rent for the property for that number of years, and deduct the interest loss for prepaying the rent, and furthermore deduct some discount for not being able to terminate the rent with short notice and just leave. Then you have the price to pay. No matter how much you are told and promised about extension, there is no such guarantee available. The at any time owner of the property has no obligations beyond the period of the registered lease servitude. The owner of the property that gave the leasehold might sell it, or die, and a new owner might have other ideas for use. So any agreement, even in writing, will be between you and the land owner that issued the lease agreement, but might not involve the actual owner of the leased property. I.e., you can count the value of such a contract equal to the re-circulation value of the paper it's written on.

You need to check that to be sure with Elite Card, some Elite Cards need to renewed at least after five years – i.e., 20 years = 4 x 5 years – I remember to have seen a thread or post about someone who forgot extension on his Elite Card; he wasstaying in a place where Elite Card did not have a service-office...????

  17. I presume – I said hello to khun Dan just a few weeks ago – but they close the workshop about 5 pm. There is also a Dan Auto in Nathon – khun Dan use to be there now, while his younger nephew takes care of the Maenam branch – but Nathon is further away from Bangrak...????

Might be depending where you live, apart from the 800.000 baht needs be in the account minimum two month before you apply for yearly extension of stay, and the money shall remain three month after you stay is granted, and never fall below 400.000 baht during the remaining part of a year, until it need to be increased again to 800.000 baht for next yearly extension. I extend my stay based on retirement at what is said to be the most strict immigration office in the nation and I don't need 10 photos of my house – I need none, just like in zero – and I don't need a neighbour or any other person to vouch for me. If you are just a little bit organized, extension of stay based on retirement is actually as easy as a piece of cake – and then you also don't need a wife...

  21. Your bank won't ask for a work permit, but an up-to-date print of the company registration where you are stated as director and with full power. You don't need a work permit to be director in a company limited, but it's board functions you can perform, not daily duties or acting as a managing director. In principle you can perform top level duties like loan- or investment contracts in the bank, but you cannot on behalf of the company write regular deposit slips, that is a employee's job.
  22. You can buy it, but you cannot own the land under the house, so you need to find a Thai to transfer the property to. An alternative is a company limited as owner, an often used method, but not without expenses and sometimes headaches also, if you don't get the set-up right from the beginning. There are several threads in the forums about using a Thai company limited as owner of property...????
  23. Taksin Hospital in Surat Thani is fine and reasonable priced. If you have a car it's fairly easy to get there from Samui. Just take the ferry to Don Sak and follow the road to Surat Thani about 1 houyrs drive – Taksin Hospital is on the right hand side just after you enter the center of the city; turn inside, you can normally find parking space in the back of the hospital.
