  1. I have a 5 year old, Wave 125, bired out to 150 and also has a new cam, etc., and a larger carb.

    I want to change my exhaust and have read about a few options here/

    1. Remove some of the interior of the exaust pipe.

    2. Get a different pipe... From a Sonic or maybe a CBR 150

    ... any other ideas?

    And, is it necessary to make changes to the intake box (changing it to drilling holes in it, etc.?)

    Any other ideas?

    I have owned 7 houses here in 20 years, made a good profit on everyone of them and now I always rent.

    Do as I say, not as I did... :)

    Conclusion : You don't want too many people to buy because you want continue to make "good profit". Thanks for us :D

    CONDO: ... plus most owners get shafted on the price of utilities. A house owner pays 3.5 baht per unit of electricity, while condo owners often pay 4.5, 5, sometimes 6. Same story with the other utilities.

    No difference on utilities. Every condo owner nowadays can have direct contract with the electricity company and pay about 3 baht/unit. Same for water but generally not worth it due to low volumes. In the other way, charges in condo or very small but maintaining a house is not cheap...

    Condo with pool rare ? In condo of Pattaya ? Are you jocking ? :D

    Not quite. If I said to buy gold three years ago at $650, but not to buy it now at $1,180, I am not saying "Do as I say, not as I do" by any means. That was then and this is now. The world's financial situation is far different now than it was in 1988 when I bought my first home, and over the yers when I have bought other ones.

    This says property, not condos. Property is far more general and includes land / houses.

    They will also see the 49% rule in condo ownership and will shy away from it.

    not in Pattaya,

    not in Bkk,

    not in Thailand,

    or not legally anywhere.

  5. I paid 11,0000 about one year ago for 3 years, and wil pay another 1,000 or 3,000 / year after that. I do not remember.

    I have found only a copuple of occasions to behave this way in Thailand, and WOW is one of them.

    When you "interview" it is not just your filling out their forms to join, BE *&%#$@ Brutal!! They will ask non-stop about other offerings thay have for you and their prices. INTERUPT THEM AGAIN AND AGAIN. Don't be nice!! Tell them that you have little time and that if they do not get the papers signed and back to you, you will come back at another time to pay them. I hate to say this, but the sales staff are really annoying, and in order to deal with them you need to be on the atttack.

    See if you can get the life-time to be really lifetime.

    I think one of my friends did it this way before me.

  6. Many if not most of the people who come here are already deep into the mature stages of life, and do not need to BUY a house which is usually something bought for many decades. Most of these people do not have many decades.... plus ownership has a lot of headaches which older people do not want to deal with, but younger people can tolerate.

    I have some friends who have onwed houses here for many (18) years, and are happy that they bought them, not that they were great investments, but simply because they could make any changes and do as they wished to their homes.

    Now that they are on in years, they leave the houses to their girlfriends and or their maids.

    They are foreigners and they cannot own either.

    They will not get a good return on their investment either, and it will not take long for them to find out that the buildings are not being maintained, and from then on, they will stop buying.

    And, I noted a "smart buyer" not a smart person.

    I was showing that 4M was a lot of money and could be used to acquire an incredible home, not something as simple as a 2 bdrm 2 bth house with a pool on the dark side.

    Mr. Poster... You will be far better off to rent rent rent.

    FOUR MILLION THAI BAHT!!!!

    For that amount, there are four bedroom, three bathroom homes with everytihing in the world in them including a pool on 80TW. FOUR MILLION THAI BAHT!!!!,,,,, That is a f=ortun nowadays for a house on the other side of Suk. Sure, a lot of people will ask that amount, but a smart buyer can search and find an incredible home for 4M.

  10. There is, has been and will always be an oversupply of property for sale and rent in Pattaya, and that is why it is preferable to rent, not just first, but always.

    The owner of the house I rent, and three others in my Mooban wish he could find a buyer for his properties.

    Rent a condo for several months while living here and you will be able to

    learn a lot,

    find out where you do not need to live...

    meaning too close to the nightlife, you may tire of it more quickly than you expect

    Which markets you need to be near, and which you don't

    Where traffic is a real pain

    Where the flooding occurs

    Where there are water problems (city water on, city water off, on, off)

    ... and a host of other things that you are not aware of.

    You will also learn about zoning or the lack thereof, enforcement and the lack thereof

    Buya nice house in a nice mooban, and one day, in the adjoining mooban, behind your house, one house has roosters, or dogs, and and and....

    Rent rent rent.

    I have owned 7 houses here in 20 years, made a good profit on everyone of them and now I always rent.

    I pay 8,000 / month for a house that could actually be sold for about 2.8M. Shop around and avoid agents. Drive drive drive and walk walk walk, and you will find good deals.

    I can invest my money elsewhere and get a better return without any of the risks or expenses of owning a house/condo, and I am sure that you can do the same. In the West, we have rules about what can be done in the neighborhood, while here, it is not the same.

    Condos: You do not get many sq. meters for the price.

    Rent a house and you will do a lot better.

    Stay away from agents!! They do not provide protection nor insurance. They get their commission from the owners trying to rent the properties and then wash their hands.

    You will make friends here, and they will be happy to show you around areas which will suit you. They will also have ived here for many years and provide insight into what is a good idea and what is not. Don't jump at anything, and don't buy.

    I bored out a 12 year old HOnda 100 Dream to 125 and it was a great improvement.

    I bored out and old 90cc two storke to 125 and it was a lot more fun.

    I just bored out my 125 Wave to 150 and it is a lot better (I also have a larger carb)

    My friend just bored out his 125 Wave to 150 and is as happy as can be.

    Sounds like you've had some fun tickering with bikes :)

    Do you know if your mate had any problems boring the 125 to a 150cc?

    Your mate says he's happy but do you know what it cost (ballpark)?

    Does it heat up too much?

    Cost was 1,500 baht in Pattaya... If you are here, it wsa at the shop on Soi 17, just west of 3rd Road, opposite the beauty school. Theowner's name is Piak and he speaks English very very well.

  14. If you are going to buy a new bike, the only dealer in town is Mityon. Forget about bargaining. You will get a helmet, maybe two.

    You could pick up the same bike 3 moths old for about 30,000 at Mityon as well.

    Someone bought it and could no longer afford the payments. My friend has 49 bikes for rent and buys them all from between a few months and two yers old at 1/4 to more than 1/3 off.

    Do the same.

  15. I would like to bid on a condo in a 10-year old building.

    The 49% for foreign ownership is already taken.

    If I am the winning bidder, can I reassign the rights to a company-name or a Thai name.

    The juristic person of the condo is known not to be an accomodating person, so if he has any say in it (I do not know if he does) he would hinder the transaction.

    If I bid on it, and the juristic person does not want to give tome or my assignee the "by-port" , where would I stand.

    I have been told that the property could sit in limbo forever, but I do not see how Thai law would not address this situation.

    Any ideas or references would help.
