100k/m2 and up for badly build condo block. ... Just look around how some look after a few years

Are you really living in Thailand and do you just repeat what you are earing in some bars during your hollydays ?

Because as a resident in Thailand for 17 years:
    - that's what are saying all residents who are renting and can not afford to purchase a condo or house (most of them are just jaleous guys with a small budget)
    - all farang owners I know are happy of what they purchased... all !

Neo Pattaya is no longer about seedy bars and nightlife.

"Neo" is only for marketing. That's not really "new" that seedy bars are disappearing near beach road for instance. First area was soi 2 and now that's the turn for soi 7 & 8. Nowadays seedy bars have already moved near soi Bukao and with the years they will move even further to the East... With the years the bright side of Pattaya will be emptied of this kind of bars.

Anybody ask for a date and get it? no mention of anyone asking

I think that's possible because I asked her an appointment in afternoon and her answer was "no problem" and she gave me an appointment for 2PM (1 hour video first, then the tests).

PS: Finally not so bad for people like me who dont like to wake up early in morning, this year I didn't need to wake at 6h30AM to start the queue at 8AM. I came at 2h30 PM last week to get an appoint at 2PM this week.

  6. Maybe they didn't anticipate that after their alcohol ban, people will change their habits:
    - stock booze online,
    - drink at home, stop & go drink in bars

Same for international flights, once they will reopen, it will take a lot of time to bring back tourists: they have to plan their hollydays, book flight & hotel at least 2 or 3 months before their departure etc...

  7. Today I can see some visa agencies advertising about the DL appointments in Chonburi.

But why, the process looks quite easy. I have to renew my 5 years DL to another 5 years.

Maybe I'm wrong, but I dont understand why we would have to use the services of a VISA agency ?

Can someone confirm the process and those 3 followings points please ? (underlined below)

1 - A residence certificate has to be done at immigration, valid for 1 month. Even if the appointment is in 2 or 3 months, the residence certificate will still be valid ?

2 - Go and take an appointment at the land department:

Do we need to come at 8AM and do the queue with thai people, or can we come later ? 11AM or 2 PM ? (no queue)

There is a "police amnesty" about expired DL.

    My DL expires in october.

Do I need to come and do an appointment before or after my DL expires, or it doesn't matter before or after ?

  8. Thailand should think about all the foreigners ready to relocate to Thailand and for long term.

A 9 months Visa is not enough:

    - 3 weeks in jail for only 8 free months ?

    - people wont settle in Thailand and purchase a property for only 9 months. Thailand has to reward them with a new kind of visa 1 year + 1 year extension

The world has gone crazy and has changed for a very long time, it's time to Thailand to think about:

    - new kind of visas,

    - they have to ease the 1 year extensions of 50 years old and married visas that live in Thailand for dozen of years. Those people who stay in Thailand during the covid-19 have to be better accepted in the thai society.

Conclusion: I will get my Certificate of Residence (based upon Yellow Book) in Jomtien, and be prepared to wait out the scheduled appointment approx 2 months downline.

Correct me please if I'm wrong:

    - The Certificate of Residence is valid for one month. If you appointment is planned in 2 months, do you need to get a new Certificate of Residence ?

    - If police check you, as long as you'll show an apointment to DLC,, everything is fine ?
