Some sellers maybe, but pretty risky for the buyer... Personally i think you would have a hard job finding a private seller to do that, and if you did you have a high chance of getting ripped off, and the big developers its just more hassle than its worth.

I have got a draw full of dividend cheques over the past 3 quarters from Thai companies i own shares in. With Covid i dont particularly want to go and sit in the bank depositing then, but obviously dont want them to expire. Does anyone know if there is a time limit on when you need to cash dividend cheques by?

Yes, property tax is payable based on the assessed value of the land (& building)- starting from last year, although its a bit stop start. (with the normal exemptions) I presume corporates would have insurance covering all their properties.

Sure better than nothing, but hell of an administration process for banks, insuring, paying property taxes on these land plots scattered all over. I expect the vast majority of rural land would be local loan shark groups rather than banks tbf.

Its just the shameless wasting of tax payers money that gets me... literally none of these army guys have anything remotely army orientated to do- so just time to play business, politics, golf etc etc and of course they write their own rules on pensions, staff, benefits, housing, drivers, cars etc which sees all of them handsomely rewarded from the tax payers purse for doing nothing to benefit the tax payer. They are like a parasite, but every year they are getting closer and closer to killing their host.

Has the hospital concluded the autopsy yet? Let me guess, drug overdose- cannot redo autopsy or double check as the body has been cremated. Verdict some meaningless charge, suspended as 1st offense...... a few weeks in a monastery before quietly being reinstated somewhere to reappear in 5 years down the line into some other lucrative high ranking position.

Our condo has an outside fixed BBQ point, with large BBQ provided. I have not once in 2 years seen anyone use it. My issue with these types of things is they always end up being abused. 95% of people would be responsible, clean up etc, unfortunately in Condominiums you always have that 5% who ruin it for the rest.

Unfortunately in the Condo Act there is no provision for the AGM to be cancelled or postponed by the Committee. I expect they will need to go through the motions and resolve to postpone it in the meeting.

Property Tax maybe? In commercial premises in Thailand this is often pushed to the Lessee. It used to be based on 12.5% of gross annual rental income, but now its a % of assessed land and building value.
