  1. What it means is they will assess who the other 3 are and see if it is politically expedient to go after them now or hold the evidence in the back pocket to save for a rainy day.

  3. Depends on the quality of developer. If its a well reputed developer listed on the stock exchange i dont see why not. If its a two bit operation started out of nowhere Thai or Farang with little or no track record then no.
  4. When i did mine, i transferred straight to developer and they organized the FET form for me and handed it over to me on transfer.
  5. If you sign a lease for 2 years and leave after 6 months, unless there was a break clause you would be on the hook legally for the remaining 18 months, not just despot forfeiture. Whether the landlord would bother chasing and pursuing it is another matter. If this was not the case, no landlord would have any point giving any discount if the tenant could just leave, and may as well keep the lease month to month with no discount.
  6. Am fairly surprised by this. I am generally a fairly generous guy and dont have money concerns, but in all of my 4 decades or so on the planet staying in hotels, i have not once ever left a tip for the cleaners. In fact it had never even crossed my mind... restaurants, bars, concierge in hotels etc yes without even thinking about it... but hotel cleaning staff... never. I am going to consider this when leaving my room in Hua Hin at the weekend.

  10. Do cops have any knowledge or jurisdiction at all for Visa status? Is that not immigration? I cannot even imagine a scenario where you are walking down the road and police would stop you and ask for your visa status.... lol
  11. Screw doing it myself... I just use a good agent and give them sole agency to do it... They can handle sub agents if they want but i only deal with my agent who i know and trust. I have no real interest in meeting the tenant, just want to know their profession and who they work for. Agent handles everything including requests from the tenant in the tenancy..
  12. Fair enough... I could not imagine living somewhere where i did not even feel safe leaving my passport. Mines in my underpant draw and the thought of someone stealing it has never even crossed my mind. Its just a complete non issue for me. I suppose if you live in the middle of nowhere or a house the chance of burglary is higher, but still if someone wants my passport that much they can have it.. I would say i am the complete opposite of you. I would always be uptight if i was carrying with me all the time, leaving it at home and dont give it a 2nd thought. ever.

  14. What type of gimp carry their passport with them... your chance of being stopped and asked for a passport are about a millon times less than the chance of losing it. Even if on the tiny chance the police stopped you and just had to see your passport i am sure you can think of something to settle the situation on the miniscule chance of it happening once every 20 years. If you walk around in a permanent state of panic of the police just take a photo copy.. presumably most have a drivers licence on them anyway.
  15. There is no requirement to approve the budget in the General meeting, unless its specifically been written into your condo regulations which would be over and above the Condo Act and unusual. Only financial approval required is approval of audited accounts from the previous year within 120 days of year end. (aside from CAM increases etc) If you have had an AGM then the only mechanism if you needed approval would be call an EGM within 15 days if quorum was not reached. If quorum was reached and the budget was not approved i would suggest set up a meeting with the naysayers and try and run through it and allay their concerns and take their comments on board... or placate them by letting them set up some kind of Sum Committee to assist the Committee.. Anything to shut them up.

  19. Perhaps the management are paying the electricity and water bills for Owners who are out of the country and are to lazy to make alternative plans to pay their monthly bills. Electricity should have nothing to do with the management it goes direct to the unit owners unless your Condo has not been registered properly. If you pay it yourself why would you give any electric money to the management. If the management are holding funds for Co-owners to pay their bills (which i think is completely wrong) then perhaps they are asking for owners to leave sufficient funds for 6 months if they are going to be away rather than them then having to try and make transfers from overseas and begging the management to advance them money. What has electricity got to do with management? Cannot understand that at all.
  20. Both pretty grim. Phuket has some nice quiet areas, as does areas around Pattaya. However Patong and central Pattaya are absolutely cess pits- full of the dregs of society from assorted countries.
  21. There have been times over the last 15 years when it is less, but over the past 8 years it has noticeably gone up... currently its awful.
  22. I think most of them dont want Thaksin daughter but can understand why they still have support. Overwelming feeling seems to be dismay and lack of real ability to do anything. Doubt corruption will be any better as they have built the rules to encourage coalitions (to prevent TS parties) which of cause we all know how they are put together. But those same people will go out of their way to be deferential to officials, waiing them when all the time these officials are stealing from them, so i dont hold out much hope.
  23. I work in the private sector with 1000 Thai and International staff, and part of my role is dealing on a daily basis with authorities, BOI and investors into Thailand. I speak to thai lawyers, thai colleagues and officials daily. All of them acknowledge that the corruption now is shocking through every single level.
