You are completely wrong, and if there are any lawyers on here they would tell you so. You have not one ounce of knowledge about contracts. -

Sure, if the contract expressly permits you to leave early with only forfeit of deposit then of course. But i think you will find that is very rare. Why would a landlord accept that? It makes a contract with anything more than the deposit amount (maybe 1 month) completely worthless. Most contracts say something along the lines of "If the Lessee wishes to terminate this Agreement before the expiration of the Lease Term, the Lessee shall give the Lessor written notice of at least 1 month in advance, and shall pay the Lessor compensation in the amount equivalent to the total rental of the remaining Lease Term within 30 (thirty) days prior to the proposed termination date, and the Deposit Amount shall be totally forfeited." That is fairly strong, others simply say that the deposit will be forfeiture, and confiscation of the deposit does not preclude the landlord from taking action to recover monies owed under the agreement. The whole premise of taking a longer lease is that you get a better rental as the landlord has secured rent for a year. If you can just up sticks and leave and lose your 1 month it makes the contract completely meaningless. -

If its in rural area i doubt many agents would be jumping up ans down about it or trying to have some kind of exclusive salea mandate unless there was somethinf unique or special about the property. In situations where the property is unlikely to have buyers beating down the door it works best for bother seller and agent to have multiple agents listing it. Key is to get as many people to know about the property as possible including local brokers in the immediate vicinity. -

Sure.. most landlords wont do it as its generally more hassle than it is worth. Commercial landlords sure has hell would not let a tenant walk away just giving up the deposit. -

Sure there will be some deviations but a lease agreement is a binding document. If there is legislation you note above you would presume that is noted in the contract. Being able to just walk away from your deposit in Thailand does not void your rental obligations under that agreement unless there is a specific clause detailing that. -

So why would any tenant or landlord anywhere in the World sign lease contracts more than the deposit amount if you can just walk away and forfeit the deposit? Astounding to me how little basic knowledge about contracts there is on here. If you sign a year lease with no provision to break that lease then you still owe the rental for the year. Walking away and losing your deposit has no baring on that and the landlord is able to take legal action to recover the remaining years rent. Whether a landlord can be bothered to do that is another matter. -

Dont like to agree with MM, but he is 100% right here. Legally speaking if you sign a 1 year contract you are legally obligated to pay for the year, unless there is express provision to the contrary in the agreement. Nearly all agreements say that you will lose deposit if you leave early and the losing the deposit does not prevent the landlord taking further action to enforce the agreement. Whats the point in signing anything more than a month contract if you can just leave and forfeit the deposit. The whole premise of signing a longer contract is to give the landlord more secured long term income and in exchange for that security they will give you better rate. If you can just walk away from that contract it makes it completely meaningless. Of course in reality whether a landlord would bother of going through the courts to pursue the remainder of the year rent is questionable but its certainly legally correct that you owe the monies for the duration of the lease, and walking away forfeiting the deposit does not change that. -

My go to dinner when busy at work and lazy to cook is two sarnies, 1 H&C & 1 S&C, and 2 or 3 burgers. Normally Spicy pork although for some reason its very hit or miss whether they have it, 1 chicken burger and 1 double bacon and cheese. I normally top this off with a large packet of Japanese spicy crips, but cannot remember the name of them,

Obviously many of the large Thai conglomerates behind the scenes push against foreign ownership. Not because they are worried about land prices for the poor, but because it becomes a problem for their monopolies. Groups like Frasers (TCC), Central, CP, Singha all have close to zero competition in some of their business units due to land ownership restrictions preventing foreign competition entering the market or at least at a level which would allow them to be competitive- all on the pretense that Thais are not ready to compete and the need to protect the land for the poor...- whilst on the other hand Central just bought Selfridges (among other assets) Frasers have land and buildings all over the world, Singha recently bought a European hotel chain.... -

Possibly. I think generally they dont pull up the company route as the ship has somewhat sailed on it. I think even the company route its mostly small scale, low investment individuals not in prime desirable locations (for the most part). I think if it started being used by large conglomerates to buy land it would be looked at quickly. In fact i think most large conglomerates are not going to try that route anyway due to the inherent risk with it, questionable legality and their lawyers for the most part would advise against it. Of course you would get the odd risk adverse one who would go down that route, probably Chinese who would set up a questionable JV with local people, but i think its fairly rare. -

There will be so much complexity and red tape to these regulations that very few will actually bother to jump through the hoops. I think in some quarters they are very worried about the Chinese and to a certain extent the Indians finding loop holes and unscrupulous officials to take advantage of this. I dont believe they are overly concerned by a few retired westerners buying a piece of land in Nakhon nowhere as on the overall scale the numbers would be low. I do find myself shaking my head a little when i read these very wealthy landowners and Thai hi so's who are complaining about it and pretending their concern is for the poor.... This while they skim off money all over the place and own houses and land all over the world...- 88 replies

Shangri La if you are just going to potter around the hotel area with family. If you want to hit the bars or go anywhere in the day Landmark. Was in the landmark last week for the 1st time in probably 10 years and was impressed, they seem to have upgraded it, previously was always a bit run down.

Yes 100% serious. I know it for a fact. Complete tight ass mind- typical IT geek as well (Italian) Pretty ugly looking and dresses like a tramp (but lovely gf). Anyway its still a decent wedge about 253K USD before tax at todays exchange rate, so not crazy. Its a global company- presumably he works not just on Thailand stuff but on global things. Irrelevant where he sits, they pay for his skills. -

Sure it will differ from industry to industry... i know a few guys in the office block here who work on the tech side of online companies and some of their senior guys (IT Geeks) are on up to 800K basic. -

Sure it might be above, but i know some of the local companies in the same business who also have some very good Thai staff i would like to poach, but they are happy where they are. When i have discussed with them on packages there salaries may average a little lower but its not by a large amount. -

I work for a Multinational Firm in BKK, where i would say most employees are middle to upper end of education. Obviously it depends from department to department but would say new starters would be on about 35-40,000 THB per month, plus 2-3 months bonus (admin/secretary roles) Experienced staff but not management level closer to 60-80,000 THB plus bonus or commission Management and director level from 130-400 K plus bonus or commission Technicians who normally are just higher education and vocational training about 17-19,000 K The job market is very active at the moment and it is very difficult to retain good staff. Its one of the issues in Thailand in that many companies do not progress staff on a performance basis but more a length of service. Many younger staff tend to jump around for salary improvements as you are barely rewarded for long service, with a general pay rise of 3-4% per annum whereas if they move job they can jump up 50% in a go in the current labor market. -
