  1. I know nothing about buying a house here apart from you have to rent/lease the land it is built on, can the owner of the land take it back at any time, maybe he will get an offer he can not refuse!! Does the contract cover this?

If you have a legal contract registered with the land office for a period of time (maximum is 30 years) then the owner has no legal right to take back the land, assuming you as the lessor have met all the financial agreements.

I should add that if you die then the contract is null and cancelled. That little clause has caught out quite a few spouces, dependents.

So you lease or rent the land, build a house worth 10 million, the lease is in your wife's name, she dies you lose everything!! Must rush out and buy!!

Not true, you have a clause in the lease stating who ever inherits the land must continue the original lease agreement including extensions if that is possible in the future, anyway we are talking about 30 years how many of you will be alive and kicking then

Very true Peter, you have a lovely house so all is good!!

  2. Renting is by far the safer option here it works for me and many many others!!

.....and so does buying. Depends upon timing and circumstances.

I am now going to take my own advice on this subject and <deleted>.

Yes you are right there, horses for courses and good luck to all!!

  3. I will try my very best to be a good chap and just for you!! Renting is by far the safer option here it works for me and many many others!!

She leaves the lease to you so you must sell within one year, not good, she leaves it to her family who have to honor the lease, the family then all move in with you, lovely!!

Its hard to commit to buy when you dont trust your spouse so in understand i your case. Keep renting Kenny.

Yep I will it is the safer option, very dodgy buying here!!

  7. Don't all rush to answer lol. Sorted now with Power Pro 50lb.

Was hoping someone else would come up with an anwer, Fact is i tried maybe 20 brands of braid and found that in the heat of thailand they all have a life span of a matter of months before they start breaking,

I use 50lb braid for lure fishing coz it cuts through the vegetable and 80lb for sport fishing, Still hav,nt found anything better than power pro but be prepared to replace it after some months or keep it in the fridge.

My last Power Pro was on the reel for well over 1 yr and was still fine, I now have 50lb Dark Green Power Pro excellent line.

  9. You can not blame any Thai girl, they are doing what they have to do, it's the fools that fall for it and don't learn quickly!! You try to give them advice which many ignore because they have fallen in love, all and any warnings before they arrive in Asia are ignored, let them get on with it!!

  10. This renting versus owning has been discussed Ad Nauseum on at least a dozen other threads.

    Why do it here?

It seemed like a good idea at the time!!

  11. If I won the lottery I would buy in my home country where the property is 100 per cent mine, the laws here could change at any time leaving home owners with nothing, the only reason I can see to buy here is if you are wealthy enough to lose it all and not care!!

If you need to win the lottery to have a house or houses in your home country i can understand why you would not invest in property here

Why would you think they are going to change the laws here, you cannot own land now only lease it and own the improvements for 30 years

I think its more likely in the future you will be able to own land up to a certain size

I have no idea if any laws would change but this being the Ting Tong country it is anything is possible, personally I fail to see why anyone would buy a house where they have to rent the land it makes no sense to me, I prefer to rent where I will lose nothing if I have to move(maybe 1 months rent, others prefer to buy and good luck to them!! Everyone is different which makes the world an interesting place!!

  13. I knew even before I moved here that it would be foolish to buy anything here, renting is cheap and easy to move if you need to, My opinion is do not buy anything unless you can afford to lose it all !!

Or, do not buy anything that you can't actually own. smile.pngsmile.pngsmile.pngsmile.png

I have a 30 year lease that will see me out so who gives a stuff what other people think who probably cannot afford to buy here anyway

I can not afford to buy here and even if I could I woulden't, horses for courses, I like the freedom of renting for obvious reasons.

  15. I fail to see how Chang Mai could be half as much as Phuket, is petrol half price? Is food half price? Car and bikes half as much, is insurance cheaper!! Things might be a little less but I am thinking by not much!!

LAND, Houses, construction costs, rent, food at stalls and restaurants, prices of drinks in clubs, bars etc. Your examples were very calculated as you know those items are relatively the same in the whole country.

Everywhere is expensive or cheap depending on your lifestyle!!

  17. Wrong forum for your question!

What answers do you expect from people they (still) live here?

For a more complex view you have to find people they stood here and decided to leave. This is much more interesting, believe me.

I live here too but I am far away from any shouting and cheering like some posters here do.

You will like man things on Phuket and you will hate a lot too. Everything up from your personality, your wishes and your expectations.

The tendency and development in living quality is clearly negativ. Unfortunatly the problems are increasing rapidly. The nice niches are smaller und more difficult to find.

Finding a few people that know the good areas/ least dangerous

Can you confirm where the "dangerous" areas are? I know a lot of good areas but aren't aware of any specifically dangerous areas....

Maybe Patong in the early hours could be considered dangerous, not aware of any other dangerous areas, I believe it is individuals behaviour that can make any place dangerous!!

It is getting worse here also. Seems most cities the world over are getting worse. Finding a few people that know the good areas/ least dangerous would be harder if I spoke to people not living there NOW.

Thank You for the idea, I'll try talking to some that have left.

You make your own mind up about a place, everyone is different so asking others who are not like you is a waste of time, here you behave yourself, be polite even if the people around you are not, in 3 yrs here I have not had one problem!!

Be polite, considerate and you will have no problems here!!

  19. Roblok can tell you, he has one. Its in one of his posts(weigh sling, like a stretcher). I suspect you'll need to buy from abroad. Europe, Japan or USA. Ebay maybe if they will deliver to Thailand. A lot of credit card fraud makes it difficult.

No problem I have now made one, it seems almost impossible to buy anything related to fish care in this country, no shops here sell a landing net and it is difficult to have delivered from your home country, last week I saw people throwing fish high in to the air back into the water, dropping fish onto concrete and kicking the fish back into the lake etc, 6 young Thai's hooked a 60lb carp, we feared the worst for it's safety and run over to take over it's landing, all went well which is more than can be said for the other fish caught by this group!! It's sad to see so many abuse these magnificient creatures!!
