Not really, they cover their tracks very well. We had them once in Singapore in a terrace house in the under the stairs storage. When we discovered them it was too late, they ate everything, even plastics. The current wooden kitchen in CNX also has some trails under the sink from the previous owner. You don't look at these spots, until it is too late. Even though you regularly put poison everywhere. I just found some behind the house that were digesting an old bamboo table.

The minimum lease is 3 years to get it entered in the land paper. There is no such thing as 3+3 or 30+30. That's basically a scam without any protection. Max for lease is 30 years, for usufruct 30 years or lifetime. Shorter is always possible,

Empress is ok, but not special. You get the normal staff treating you and they try to sell you a tooth cleaning the week after you had the last. Ridiculous. Been there for a crown, but wont go there again. It's just convenient if you stay in the south.

One more, probably the biggest DIY store around (although not sure about kitchens) is UbonWatsadu / DoHome on the 11 down to Lamphun, 6km after the Thai Watsadu (Iook there too). On the side of the highway towards Chiang Mai, orange themed.

You could try Boontavorn. Huge mall at the Superhighway, just after the 121 passing towards the city. Mayby not the cheapest but you could look around what you like.

You can get one easily in Bangkok. Probably someone put a stop to the 500B ripoff from G4T and alikes.

You need to show the housebook, let someone send it over. Immigration does currently not issue residence certificates, which would be the other option. They wont accept scans.
What you could try is to go to your local amphoe and try if they can print out a confirmation of your housebook registration. This works for Thais as it is now all computerized, but I haven't ever seen or heard someone did this with a yellow one. May be worth the try, nothing to lose.
You can get the driver license in CNX with BKK address. If it has changed from the last time, there is a small fee for address change, but not an issue at all.
If you have a work visa you probably have a work permit, that will do also.

I haven't been at Union Auction in CNX, only in BKK. They have loads of failed, returned financing and these are almost new bikes, less than a year old. Of course there is also old stuff for cheap, the dealers jump on them, refurbish the crap and sell it for a huge profit. One reason I'd never buy a used bike from a dealer.
We bought the same Scoopy the week before at UA in BKK, later found out it could not start. They looked at it and said it is flood damage, then took it back without any further discussion. No auction would normally do that, bought as seen. We got the same model again the week after, paperwork came through on the spot. So I would give them my thumbs up. But again that was in BKK, not in CNX. I also believe they just took over the place at Hang Dong Rd, it had another name before.

We bought a Scoopy a couple of years back at Union Auction in BKK. They provided all the paperwork you need, you simply go to the DLT and they will do the transfer.
The bike was 6 months old with 3000km on the clock and we paid little bit more than half the new price.
Need to pay cash, no financing. Other than that it's an experience for itself, just go there and enjoy the show before touching anything. Would recommend that anyway to understand how things work.

IIRC correctly they gave out the numbers at 6, you need to be there earlier. Now may still be quiet season, so 5:30 perhaps.
KR2 or 22 is required, you can get at any amphoe, takes 5 mins to print and 20B.
P.S. previous post said 6:45 for the numbers, so arriving 5:30...6 should be ok.

You could try mPay, that's the AIS mobile payment thing. It lists PEA, not sure if it works. Online banking/CC works so far only for MEA (Bangkok)

It's not your fiber connection dropping but your Wifi. That's nothing your provider is responsible for, unless they provisioned the Wifi. As your phone still works (check if this is really through Wifi and not mobile data), it may be a driver issue on your laptop. Try to update to the latest version, depending on the Wifi module/card you have. What also could be that the Wifi router is overheating and hanging/resetting. TP Link are know to do this from time to time.

Ok, agreed. The problem with oil is that it can dissolve rubber and certain plastics. So it really depends what you want to do with it. I used it for instance in all kind of microswitches (like a computer mouse) or scratchy potentiometers and it works perfectly fine. The oil part is important here to get it creeping inside.
I'd not use it in a computer keyboard with rubber pads under the keys. If you have higher power electrical switches or connectors (power line or car) it does not matter.

Why it is a bad idea? As I said it is an oil and works by removing water and moisture. The rest are just brand names and people who don't understand physics. WD40 may have other (secret) incredients that may cause side effects. For general "big" electric stuff (cars, switches etc.) it will just work fine though. They have a WD40 specialist contact spray, whatever that is.
I regularly use for instance Sonax, Philips and Threebond stuff that stands around for ages and the first best I grab does the job as the other. No need to spend a lot of money. Just search for "penetrating oil". Any type will work.
