  1. Well said. Buy and hold in a hardware wallet long term. Keep instructions somewhere in case something happens with health / death. Basically one should have a price at which to sell eventually. Essentially, its a mugs game to be trading it due to the volatility. Best to hold and ride up and down
  2. Im sure that this is the first time that this topic has ever been discussed on this forum. A friend aged in mid 50s last night asked me how many thai baht (millions) would one need to retire in Pats based on: - 30k rent a month - Aged mid 50s with ok health at the moment. - Belongs to the govt SS system and thus free hospital treatment at govt hospital - Sometimes visit private hospitals for minor treatment. eg sucking out ear wax at ENT dr. - Preparing own breakfast at condo - Dinner at average price restaurants eg Kiss restaurant on 2nd road near soi 10 - 2 x P4P (pay for play) ladies ST per week. - 2 x Massage per week. I told him about 35 million if he lives to 85 yrs old. What do you think? Im sure theres many old guys who can help with this financial assessment.
  3. Its really high powered. He was standing there yesterday inside his land with his motorcycle helmet on and spraying upwards. It was drifting everywhere outside his land towards me. Its a tricky situation bc the house we propose to build is so close to his area. Actually I feel he is trying to force our hand and pay big money for his land. He is already asking 3 times its worth. They are quite weird and the other end of the scale compared to educated thais that Ive met. I just have to keep being friendly and dont think too much.

  5. I know that this is probably the first thread of its kind- complaining about inconsiderate, ignorant neighbours who have no consideration for other people. I was brushcutting my land this morning and suddenly smelt a weird and unique smell. Looked up and 5m away was my lovely neighbour who was doing his quarterly spraying of his 5 durian trees and all other trees using his big diesel generator. I couldnt believe how inconsiderate this guy was. The neighbour to one side has been taking videos of the guy 3 to 4 months ago and calling someone but obviously this had no effect. I decided to stop work and got in the car and went to a coffee shop for 1 hour. Actually we want to buy his land one day and thus Ive always been friendly and normal. I drove back to our land and went over to the fence and had a friendly chat. I asked him to add line and that my wife might call tonight. All smiles and normal My wife used nice tone and asked him if he wanted to sell. 'No not yet' he said. She said regarding the pesticide would he mind not doing it if he sees any of us at our land. He went quiet for a few seconds and said 'How about if I call you the next time I do it'. So it was a good outcome and no drama. I think its best not to fall out with ones neighbour if possible. Still disappointed that this thai man doesnt understand the concept of 'grenge jai'

  7. Avoid buying there is my advice. Last month at the reception level I saw the middle lift half way down. The hole was about 1m. People had to crawl through it and look scared. VT6 is an old aging building. The 3 lifts should be replaced before a fatality.

  10. Bumrungrad doctors are known for what OP describes. You are best to ask the dr at his desk the name of the drug and then write it down. Walk outside to the closest pharmacy and pay 1/3 of the price that you would have paid at BRG. The private hospitals are notorious for charging 3 times the price and supplying way TOO many pills needed
  11. Hope you're correct. If more end users migrate from Eth blockchain to the Sol one then there might be a chance. Its a lot cheaper and faster than Ether If the blockchain is still full of bugs and crashes more this year then theres no way it will to to 600. It was really unstable and blockchain falling over 8 times prior to Feb 2023. Its the reason I didnt buy at $9. 600 price tag needs a hell of a lot of buyers to bid up to that price. That is a HUGE market cap. It only might be possible if the hype continues and bitcoin goes over 100k after an ETF. If none of that happens Sol is unlikely to go over 100 IMHO
  12. Thats what I am confused about. What actually happened was that they were randomly visited by the revenue dept bc their restaurant is extremely popular and full everynight. They were basically forced to register the business for VAT and had to pay a penalty. But when I asked them about the WHT they said that the business is registered in personal name and not a juristic person?
  13. We operate our business via my wifes personal name and not a company. She pays taxes 6 monthly. Also, the revenue stamps have been added to our contract now. We will be paying taxes on the monthly rent reported in the contract. The tenants have showed their contract to the vat dept/ rev dept. So its not undeclared actually.
  14. I have since investigated this issue more and found out that 1. If the tenant has the restaurant registered as personal name then they dont have to pay Withholding tax. 2. If its registered under Juristic person then the 5% has to be paid. They run a limited company and are vat registered so I dont know how it all works as such. But our accountant agrees with them. They dont have to pay WHT and nor do we as the landlord

  17. Only your proposal to buy 2 condos to rent them out. 8% yield??? Where did you get that from. Probably less than half that. My opinion is to follow these steps: 1. Register with a crypto exchange and wire funds there 2. Buy BTC, Eth and Solana 3. Buy a trezor hardware wallet and send all crypto to your wallet 4. Wait for 5 yrs and do the reverse to sell and fund back to fiat
  18. Years ago itBit exchange was one of the most reputable in the States- based in New York. They had clout with the SEC and followed the rules re KYC/ AML regulations. Then they were taken over by Paxos. I tried looking at the itBit pro website you mentioned above but could not find the url. Go to the Paxos website because it is legitimate and be careful with other websites.

  20. My opinion is: - BTC: Potential spot ETF that Ive been waiting for a long time. Maybe happen this month depending on the SEC - Solana: Blockchain is more stable now. Hasn't crashed since Feb last year. More people are using Solana because of Ethereums high gas fees. I think it could go to $250 where it belongs.
  21. I saw a lady sitting at the teller at Bangkok bank today. She withdrew millions of baht and put the cash in her bag. Obviously I was trying not to look too much but was wondering why should would withdraw huge amounts of cash like this. Most likely to buy land or house at the land office. I assume it must depend on the agreement between the seller and the buyer but I wonder if the average Thai minds accepting cash as part or full payment for a property transaction If withdrawing large amounts of cash like this I wonder if the bank has to report this to the AML office in Bkk?
