I am glad to see many responses talking about...how FARANGS can be rude interacting with Thai people....They may be guest in our HOUSE...we are guest in its COUNTRY.....and very few do not like us here....very few do not like to be friends with us.....and many few do not show appreciation for our respect to their traditions...and..most of all...to their SIMPLICITY and way of life.     If a developer have in portfolio so many units for sale, the qualification for its approval may be very flexible ...even may offer a lease to own program, short term plus balloon payment program, foreigner loan with large down payment and not qualification documentation, etc, etc, etc....They will take higher risk sometimes, because will prefer have to forecllure later and not to have so much inventory now...

    Honestly in real life we should not put so much restriction for ourself . If u can't do it does not mean other can't do it . I have done it before , I just share but if u wanna report to anyone saying they dint have enough qualification so be it and happy new year .

It is well known that developers selling projects shows many unit already "sold" to push potential buyers to make a decision...Most of the times the "sold" units are the best on the project..and if a buyer insisted in get one of those will be a "reselling" mark-up...with bigger deposit, etc, etc....

  6. It's difficult to see the problem resolved without intervention.

    On the one hand the protesters want to see Yingluck removed, however she is democratically elected and everybody knows that in any election she will be re-elected.

    The answer may be for someone to rule that it's illegal for her to be prime minister because of her connections with her brother, however she would only be replaced with another puppet.

    You can't win really, politics the world over only offer an illusion of democracy.. every government knows that you can't actually allow the people to choose..

    Wrong...Brazil is an example of Democracy....even if, like any other country needs to follow corporations and military interest. After elected a "socialist" president, Brazil becomes one of the present world economic powers, an active member of the BRIC (Brazil, Russia, India and China) ending a US export dependency, and being one of the few big countries with its own energy and oil resources. ...and surplus budget.

    America today it is very afraid of the increasing economic power of "socialist" countries, and it is trying to control what is left vulnerable in the world..the ASEAN countries. .Another "cold war" in process. I do not have any doubts that the US is behind what it is happening in Thailand today. After a new "democratic" government is installed, US money will arrive at the hands of the Thai military and a US Army base will be placed in Thailand soil very soon....like the ones planned for Burma and Laos.

    so how does it work for moving sellers with no specific location? they're working illegally?

    My wife got a loan 6.5 million from the bank after she paid her tax and got salary certify letter from a Singapore company and endorse by a Singapore lawyer. Her house bought from a developer in chonburi which cost only 5 million but she manage to get 6.5 million . She is not working and No income at all .

    Interesting....Can you tell me please how much she put down? House or Condo? I do sales for a local developer and I will like to know about because I am doing marketing in other countries...Thank you...

  9. Yeah I know they require at least 15k baht monthly income according to the SCB website. We could fake this income (I can just borrow her that money), I wonder if that would work! She'll still have to pay taxes on this money, that's the real pain in the a..

    That's called fraud.

    I wonder how exactly would that be fraud if I'm her only customer overpaying whatever she sells???

    I need to tell you this. A bank employee or a bank manager do not make decisions about loans, they just send the paperwork to the bank's main lending office, probably in BK. Who makes the decision is another employee called "underwriter". That person will check all the loan's related documentation. No client can talk with that person for any reason, you even will not have its name. Any info that looks fishy for him it is enough to denied the loan. When the bank says 15000 K minimum for income, is referring to a minimum loan offered and not telling the other conditions, like credit history, job or own business history, collateral, etc, etc, etc. It is something called loan to income ratio. House payment cannot be more than 45% of the NET income. Bank knows that 15000 may cover a maximum 7000 monthly rent plus basic expenses, if the applicant do not have any other kind of payments or expenses. That all. Do no get into trouble or get other people in trouble, trying to do it in "your way".

    Anyway, you are very young, it is the right time to learn...asking and listening...and not to get stressed if things are not like you expected.

  11. I believe that you already spoke with a bank's loan officer. If you will register a business just to qualify for a loan, my advise is to get ALL the qualification info in WRITING before doing it....

    I may be wrong, because even at the same bank you can get different info from different people.... but.... I will tell you what I know about....

    You said that she is "not alone"....Well......banks MAY consider your income, but ONLY is you are legally married with her and you will co-sign the loan.

    Bank house loans are only granted for people under 66 years old and the max term is for the years between the applicant age and 66.

    Example..If the applicant is 46 years old, the maximum term will be 20 years.

    By my understanding, no 100% loans anymore, and the the monthly payment for 1 million bath in 20 years is about 10000 thb...not so much less for a 30 years loan because the interest will be higher, and the required applicant's monthly income about 30000thb. A house in that value can be rented for a lot less than 10000thb/month.....no doubts about..

    To obtain a house loan is not so easy like you think it is without a collateral. Banks already have too many foreclosures in its portfolio.

    By the way.....If you gf or wife?....does not work, who will pay the loan if you leave her? Sorry....Just asking....

    If I leave my wife I'll still pay for the loan as I want the house to live in myself and my children for the next 30 years. Extreme cases it's also possible to rent the house to cover the loan or even to sell the house...

    The kind of house we want with private swimming pool etc. currently rents for 40k+ baths/month so getting a mortgage for anything less than that is a smart move anyway.

    A house that rents for 40000 thb/month probably cost at least 10 millions. I hope you spoke with a loan officer or bank manager about the loan,....and got something in writing from them....not just looked on the website.

    Probably moving street vendors do not need it. It is also a minimum sales required for business and tax registration....

I was an English teacher at a Thai Government elementary school.....Thailand public education It is not the worst in the world..but do not send your kids to public schools if you can pay a private school....and...if you can....encourage your kids to learn foreign languages and pay for foreign languages schools for them if you can....Will make a big difference for them..independent of the quality of their basic education...

  16. I have a friend in Lampang owning a well located pizza restaurant. I met him after living in Chiang Mai for a while, and thinking in opening a small Italian bistro there. I am French/Italian and love to cook. He is a teacher, married with a Thai and living here for many years. When I told him about my business idea and Chiang Mai, he said that Chiang Mai already is "saturated" like most of the busy tourist spot, and commercial rents on good locations are an absurd. I believe that he was right. I saw many small business in Chiang Mai, started by Thai people, paying 15000 thb rent for a small spot, opening and closing very fast.. I think that 2.5 K it is not enough money to install any business in already too expensive locations....but it is good money for other locations. I really think that Thailand is a very good country for business...living here by Thai standards.

    I think your best point here is rent at prime locations is absurdly high, and another thing is great chefs fail all the time....a restaurant is a cash flow/management business. During the GFC, I witnessed the same thing with the house flippers/remodelers/tradesmen. Many had much more experience than I did, but they spent there money recklessly during good times, and went belly up during the downturn. I had more than one ask me for an advance to pay their mobile phone bills. They were shown the exit, as I don't hire financial morons, even if it is a demolition project.

    You are right about the remodeling projects. Here is very risky because Thai people doesn't like to buy used houses and you can see many seating in the market for year before selling...You also are right about restaurants, but may be not about small places with a fix small menu and take outs close to universities and targeting young people. After few years paying attention and around schools I can tell you...that may be a good idea. When I moved to California from my country in 1993, a very young Mexican guy living next door owned a shop from a new chain called SUBWAY...Sound familiar? I was working in my profession at that time, construction. He was making money seated in his house, checking the shop a couple hours a day. He insisted many times for me to buy one, in that time a $50,000 investment. I never did, but I cannot forget the offer. In my 20 years living in America I had hundred if not thousand of SUBWAY sandwiches...I still missing it...

You will get an expert's answer for your question from a real estate agency giving them some info like your age, your source of income and amount, kind of property you are looking for, and how much cash you are willing to pay for down payment....If you cannot qualify for a bank loan, you may do it from a developer...If you prefer to work with a "foreign" company....look for REMAX THAILAND

I got a Honda Jazz, because the 1.5 engine and the car's design with amazing space for cargo if necessary....but I have to agree that is overpriced when comparing with the Vios...and even with the Honda City. I think that the 1.2 engine for the Almera is not appropriate for it's body size....and..the cheapest model only have one air bag..That can be a reselling problem, when most cars now have two air bags.

  19. I am from Brazil. Already got the 1.500thb HD2 box for my PSI cable showing Spain League, World Cup classification games, and Brazil related events on SUN station. Will show all the Cup games, but I do not know if they will transmit the games LIVE, because they do not do it with the Spain league. I hope so.

    By the way.....if you or somebody here is going to Brazil for the World Cup and wants "expert" advise...let me know...even if Brazil and Thailand's life share a lot in common....

  20. Look at the DBD web site. It is in English, but better just go to a local DBD office or your Amphur office and ask. It is very easy and fast for Thai people and can be done in jut 1 to 3 days. Bring prove of residence and/or any doc.about the place of business, plus ID. Will cost about 1000 thb for a individual registration, or a little more for a 2/3 people limited partnership. After that, bring the company docs to a Tax and VAT local office for registration if necessary. That's all. Good luck. About the bank loan....Will require to have prove of enough income, even if she owns a business.....

    I do not know how you relate with your dogs...what I know is that you NEED to be the BIG alpha in their minds...About the relationship between your ridgeback and the husky...try this.

    When they are together, hold and press the ridgeback belly up on the floor and do not let him to get away. He will resist until calm down totally. At that point you can release the pressure slowly and let it go....slowly. Encourage the husky to be close or share space with the ridgeback in your presence.....and do the same "treatment" every time the ridgeback is upset. Show that you are the BIG alpha in the trio....
