View Talay 8, right next to Central - how is this condo for renting between 6 to 9 months? Are there any downsides to living there? How much should I expect to pay per month for a 6 to 9 month contract? Roughly what sizes are these studios, are they around 48 sqm? Are the lifts to the floors with keycard access only, so nobody can go to your floor if they don't live there? What type of facilities does this building have? Big pool, good gym, etc?

Why are tourists buying or renting cars in the first place and why would a tourist even be driving in the middle of the morning on the other side of Sukhumvit on the "dark side"? Usually tourists stay in Central Pattaya and have no need to venture over past Sukhumvit themselves. -
There's been news about scams in renting to foreigners in the past. When looking at renting in a condo, what MUST be included as part of the lease agreement by the landlord and how are you able to tell that the "agent" actually has been contracted by the landlord to act on their behalf and enter into lease agreements? In Pattaya, there's many "agents" sharing keys among other "agents" and showing properties and letting them out even when they are not the ones that have contracted with the landlord. Thai ID Card or Passport, if a foreigner is the landlord. What else?

Just applied for a DTV. A heads up, even though the fee is AUD$600 with the only payment methods being accepted are Visa or Mastercard, even though you get charged in your home currency Australian Dollars, it's done by Kasikorn Bank in Hong Kong, so your Australian credit card company wacks you with an extra 3.5% fee even though the payment is charged in Australian Dollars. That's an extra $21 as a transaction fee on top.

Seems like someone got a 5 year licence on a DTV, but they originally had a 5 year licence prior to renewal and this was the Nan provincial office. . Anyone here on a DTV have experience in the Pattaya office if they also do 5 year for DTV holders?

Coming in on a DTV, will a Thai licence be renewable for only 2 years or 5 years? Also, if a temporary 2 year licence is up for renewal in Jan 2025 but your birth month is July 2025, if you renew your licence before the Jan 2025 expiry and you only get an extra 2 years, will the new licence expire in Jan 2027 or July 2027?

Is that an agency that takes a big cut of the pie and only pays their maid employees maybe 60% after taking their cut of the fees charged? The Base has a huge amount of cleaners working there every day, as they have to prepare it for the next illegal short-term AirBNB renters coming to stay for a few days, which would include a full deep clean and change of bedsheets, towels, toilet paper, etc. 500 baht would make sense for something like that if all that was included, and that's probably the price the AirBNB'ers gets charged as a cleaning fee after they've trashed the place.

Wow. Has inflation gone up that much in the past couple of years since 2022? I used to get mine done for 300 baht each time in Central Pattaya for a small 1 bedroom in a condo. A condo that unfortunately is full of many AirBnB type of renters, but all condos are the same in Pattaya. Considering that being a cleaner is not a high level job and most people in similar unskilled jobs gets paid slightly over the minimum wage of 330 baht per day, paying a cleaner 600-800 baht for an hour or two of cleaning is insane. I wonder how much do cleaners at all these millions of hotels (I mean actual hotels, not condos) in Pattaya get paid per day? Doubt they'd be making anywhere near 600-800 baht per hour or two.

What is the standard rate for a cleaner to clean a 1 bedroom room in a condo building in Pattaya Beach area, 300 baht?

Is it possible to apply for a DTV with an approximate date of entry but not actually do the 1st entry on that date, but actually do the 1st entry at a later stage considering the visa is valid for 5 years? Does the DTV have an "Enter before date" like other visas in the past, which were usually 3 months after the visa has been issued?
