  1. They don't "lose their land at the end of the lease", they never had any land that they owned. They were merely tenants of the landlord and the landlord owned the land. If the landlord doesn't renew their lease, they as a tenant would need to move out of the land they occupied.

  4. If an agent is advertising a condo for sale and for rent at the same time, are there any issues with leasing this condo as a tenant? Say you enter into a 1 year lease, then later on the owner sells it, are you legally protected that the new owner has to continue leasing to you for the full term of the lease, and that the old owner won't run off with your deposit and you will get your deposit back at the end of the lease term?
  5. Wanting something in Central Pattaya and a street or so from the beach is ideal. Do you know when the Mariott construction is to begin and are there currently any other construction happening next to or very close to Centric Sea? I have been out of in Thailand for a number of months so I'm sure what's happening near Centric Sea. Does Centric Sea have a real estate agent attached to the building? I remember seeing one on a YouTube video.

  7. Load of rubbish. Jomtien Immigration always require a TM30 each and every time you enter the country, even if staying at the exact same location with the exact same visa. If not, when you go for an extension of stay, expect a nice fine by them.
  8. Really, that's amazing lol. The Base is full of AirBNB renters and the Juristic Office didn't give a toss about it. Signs are plastered all over the lifts but the office and the staff doesn't give a toss about enforcing it. There are about 10 Thai people and 2 Chinese people who every day are sitting downstairs all day and night to check-in their AirBNB tenants, who they are subletting them to and the juristic office doesn't give a toss. Entrance glass doors to the lifts were wide open on one of the buildings and the doors don't make any real security benefits, as most people will hold the door open for the next person or press the button release for the doors for people having issues finding their keycard to scan.
  9. How long ago was this? They didn't ask to see a rental contract at all?
  10. At Jomtien Immigration, is there a minimum lease term your contact needs to be for for them to issue you with a Certificate of Residency for a renewal of a temporary 2 year motorbike licence? I am a DTV holder.
  11. Is Centric Sea a decent condo to rent for up to a year? How does it compare to The Base? Does the area flood during the rainy season?
  12. I do have free healthcare under Medicare in Australia. If it was something very serious, then I would be willing to fly back, however, if it's not, I'd be looking at staying in Thailand for the full duration of the planned trip.
  13. What if someone's planning to stay in Thailand for more than half a year? What type of insurance policy should they get if not a travel insurance policy? Surprised to hear this as a well-known broker of this forum recommends travel insurance policies for anything under a year's stay, in this case a WorldTrips.com policy.
  14. WTF??? Many people above have said they got 5 year licences with a DTV but the office you went to said no. So it was the Pattaya office that rejected this?
  15. Awesome, so the DTV is considered a long-stay visa and we can all convert out 2 year licences to 5 year licences on renewal. Great news! Which motor registry department did you use? BKK or Pattaya by any chance?

  18. Overall Maximum Limit choices are for $100k, $250k, $500k, $1mil and $2mil. What would be a sufficient amount coverage for someone 40 years old who's quite healthy looking for 8 months of coverage? I'm thinking the $1mil and $2mil options might be a bit much? "The overall maximum limit is the maximum amount that your policy will pay towards eligible expenses incurred per coverage period, except for certain benefits that are not subject to the overall maximum limit as stated in the policy"
  19. What exactly is your classification of "short term"? Travel Insurance is suitable for any stays under 12 months.
  20. Can visa agents get your motorbike licence renewed for you without you having to go to the motor registry with them?
  21. Pool bars, aren't they widely known for where everyone sits there all day in the pool drinking alcohol while pissing in the pools rather than leaving the pool to go to the toilet?
  22. Came across his Facebook page and looking at his posts, seems he's been back since end of 2023 in his condo, which looks to be View Talay 6.
  23. Actually, it looks like the gangster Tim "Sharky" Ward lives in View Talay 6. Saw some videos of him taken from his room and it seems to be from this building. Looks like this condo building is an avoid for me.
  24. Talking about condos with good security, which condos in Central Pattaya have keycard access that you need to swipe/tap at the lifts which will only go to the floor you stay on?
