What happens to people that have paid into the pension scheme through taxation that can not afford to return to Australia ? There are huge holes in there draconian rules to get what you have paid for . A shame for a country that has relied on immigration for growth the past 80 years or more . -

The 35 years is to qualify for the full pension . There may well be a minimum of years to qualify for any pension at all . If you have lived out of Australia then you must live there for two years to qualify for the pension for portability . I am not sure if you would receive a pension when you arrive back . There draconian rules apply to Australian and non Australian citizens . Australia has a number of countries they have agreements with that can change matters . Thailand is not one of them and that includes the UK . I have no desire to live in Australia to receive the pension what I paid for . They have changed the rules and are robbing thousands of people . Something needs to be done to make the Australian government to pay up . -

I noticed that when living in Norway that if a house went up in flames then the local gossip was that it must of been a insurance job . People have the same attitude to PTSD claims . -
Thank you for the reply . I have a good understanding of self leveling cement My question was if anyone has used the product in the photo which they call semi self leveling . The price for a 50 kg bag is 158 baht compared to most 25 kg bags of self leveling cement costing around 600 baht . I bought 20 bags and I will soon make a start on the leveling up a bad concrete job . If the product is working well I will of saved a lot of money .

20 minutes from Chiang Mai. The house has 5 short term rentals . All utilities are paid from the rental income . Slowly building a 6th unit for rent. Rental income is a good hedge against a stronger baht.

I live for far less than 600,000 baht . Well under 200,000 baht . I have 600,000 baht in pension income plus i have income from rent . The property is unincumbered . Rental income covers all electricity and any improvements .

I use Lavada very often as it saves me explaining to a shop what i want to buy . My most recent purchase and the most expensive buy was a Grundfos pressure pump CMB 46PT24. The local stores were wanting 23900 baht for the pump . Ordering on Lazada the price was 18900 baht with the freight . Pump works very well . -

Inform Airbnb that the host is refusing to comply with the local regulations as that is there obligation to follow . -
Has anyone had experience using TPI semi self leveling M410 cement ? TPI company claim to be the second largest cement producer in Thailand . The product I ask about is cheap compared to self leveling cement that is normally sold .
