Do a search on Wikipedia and other sites, there are all types of animals and birds out in the regional areas. We see many of them around the house.

Yes, I asked that myself after posting. With operating theatre and surgeon it is okay. Bed and basic nursing should be cheap but there is always a "medical supplies" (whatever they are) item that is expensive.

Need advice on how to watch the RWC. True Visions have most of the rugby with Premier Sports (ch 669) but have not seen any ads that they will show it. Expect that I will need a subscription but one that is not geo-blocked and has replays, not getting up in the early hours to watch it live.

Getting electricity to your house
Seems to be strange advice from PEA. Our neighbours electricity runs through our land (no easement) on concrete poles that we have been told belong to us, not PEA.

Where is the rain!
We are having a below normal wet season (last year was very wet) with the wife watering her durian trees from the well. Otherwise still enough rain to keep the grass alive. Drove through Uttaradit last week and was depressing to see how dry it was, rice fields with absolutely no water.

Can I use a Thai DL to hire a car in oz?
It should be no problem except for some car hire companies that want a digital license. I used my Thai licence in Mach in preference to my Australian one to get around the above issue.

VFS Visa agency walk-in without appointment?
OP, were you able to do a walk-in in Chiang Mai. I am having problems with an Australian visa for my wife. The website will not let me sign in to make an appointment. @Purdey gave me the email above but have not received a reply. We would normally go to Bangkok and need to coordinate the appointment with flights from Phitsanulok, but morning flights are restricted now, and do not want to go without the appointment. The option is to drive to Chiang Mai if they accept walk-ins.

I have been trying for two hours via their website but it will not let me sign in or create a new account. It says that the mandatory fields, two of them, must be filled in even though they are. Got any suggestions.

Australian Work Permit for Thai Wife
The normal tourist visa has a stay of 3 months. The application form does allow for a request for a longer visa period but 3 months is still the maximum for each visit. Before Covid I was able to get a 3 year multiple entry visa for my wife and am in the process of applying for another one. Back in 2019 while in Australia I had a long phone conversation with Home Affairs who basically said what you are asking is not possible. As said above a woman over 29 yo will not get a work visa.

Ride-On Lawn Mower
The mini rider/Polo suits my needs because of all of the low hanging trees and gardens but the small wheels are a worry. I have a Polo mower and while it is fine the joints of the panels are not that good. It has a Chinese Loncin engine that is good but hard to start. Interesting that the ride-on has a B & S engine.

My property is a bit rough in parts due to old gardens not being levelled after use so there a rocks in it as well. The blades need to be sharpened monthly. Another question, do you have ribbed tyres or smooth. Just thinking about wet season with soft ground and also on slopes.

Okay guys that have them, a couple of questions: 1. how do you clean the mud and clippings from under the mower 2. how do you sharpen the blades. With the push mower it is easy to just tip them on their side and clean with a hose. Blade easy to take off and sharpen on a grinder. Cannot imagine doing that with a ride on but if easy I will join the OP and buy one.

Approval of design for home construction - Huay Yai. Does anyone know the cost?
It is the Tessabaan (Municipal Office) that does the approval up here. As you said there is someone there that will do the plans and get them approved. We paid 10000 baht 4 years ago. That included engineering plans and specs. But I hope the OP knows how to read building plans because the draftsman up here made a lot of stupid mistakes.

Your wife should make a will for the land (and everything) to go to you, at your local Amphur that they will witness and hold the original. After probate is granted you will have 1 year to transfer to a Thai or sell. Their fee is nominal.
